People seem to have a very negative view of PG County. It's often people who've never lived a day here.

These areas definitely include some aging, run-down apartment complexes, but if they are included pockets of both Silver Spring (i.e., the Aspen Hill area) and Wheaton in Montgomery County would also make the cut, as they have lower median incomes than the Culmore area.

Also agree that it's better to respond to this question in terms of the wealthiest and poorest areas of the region, as "best" and "worst" is subjective and people ascribe different values to affordability, walkability, housing types, etc.

We're talking also about crime, safety, school standards, etc. Those are not that subjective to most people.

You are talking about those topics, other people are addressing other topics. The OP wanted "perception, high unemployment, livability etc".

"Livability", to me, doesn't just address crime, safety, and school standards. Heck, my top "livable" area wouldn't even have schools.....

That's why this is subjective.....

The original question is worded so loosely that the information it generates isn't going to be very useful except as a list of perceptions from a sample that probably isn't representative.

I agree with other posters who point out that there's no such thing as "best," just best for each individual. A single person in his 20s or 30s who works in the District might consider the U Street Corridor to be the "best" place in DC. Someone of the same age who works in Arlington might feel that way about Ballston. Both of them might view a suburban development in Fairfax or Loudoun County as hell on earth. A person with school age children, however, who wants a yard and good public schools might view Fairfax as perfect.

If you want to get away from emotion, look at per square foot prices for similar types of properties. Is a 1,000 square foot condo more expensive in Dupont Circle or Ballston? Is a 4,000 square foot house on two acres more expensive in Great Falls, Potomac, or Naval Observatory? I suppose you could even make a case for per acre prices for land. If people are willing to pay more for it, that's probably evidence that it is demonstrably "better" for a substantial number of people in real terms than the less expensive alternatives.

Not ALL of PG but there are some areas - especially on the border with SE DC that are an absolute cesspool. And keep in mind that when we hear about crime on the news in the DC area... aside from DC itself, where is MUCH of it occurring?

Overall... PG is the worst in the metro. Realistically speaking, it cannot be denied.

Wow that is fascinating. Because statistically speaking an outsider looking in would think that it would be in the upper echelons of locations to live. That is if people were to base it on the wealth of the African Americans that live there. Who'd thunk?!*shrugs*

Well I've never lived in PG county but I realize that there are different parts and areas. Overall it is the worst part of the DC area. It just is. However, that's my opinion. I also realize that there are million dollar homes and gated communities in PG county not too far from the crime ridden run down areas. There are also nice beautiful neighborhoods in the middle of war zones.

Since you're from Atlanta I guess one could compare PG county to southern Dekalb county with a mix of Clayton county thrown in the mix. Lots and lots of black wealth but poverty is thrown in the mix as well.

-Wards 7 and 8 of D.C. (With the exception of Hillcrest, Penn Branch, Fairfax Village neighborhoods)
-Parts of Ward 5 (Housing projects and low income housing)
-Certain blocks in Wards 1 and 4 (Certain blocks where you'll find street and drug crews hustling)
-Inner beltway Prince George's county (High crime rate especially the areas bordering NE and SE DC)
-Parts of Eastern Montgomery county (High illegal immigrant population and crime higher than other parts of the county)
-Eastern Prince William county (Same as above)
-Culmore in Fairfax county (High illegal immigrant population and MS-13 presence)

Best:
-Ward 3 in D.C.
-Western Montgomery county
-Most of Fairfax county
-Loundon county
