I would be hard pressed to find a SFH or rowhouse under 500K in a neighborhood I like. If it existed, I would be all over it. I won't consider anywhere outside the city as I don't drive and don't intend to. But I certainly agree that you get more for your money in a SFH or TH. I am just an urban dweller who needs to be near a metro.
I found a townhouse in Takoma for a little above 400K. It's a nice place too, just needed a paint job. It wasn't that small either. Really this takes a good buyer broker who knows DC.

Our budget was under $500K too...
There were some nice places near Galludet that we saw in the under $500k range.

Again, I would love to be able to live in Takoma Park or along the H St Corridor. But as I stated, I live in NW DC and work in Rockville. I commute via the Red Line metro. I am not planning on buying a car. The areas you mention would more than double my commuting time. Yes, there are some deals to be had in "up and coming" areas. But for my purposes its not practical. My OP has nothing to do with whether or not I know that there are cheap(er) spots to buy in the city, but rather, given my parameters, a condo or a co-op would be the best fit.

Glad you found a place that worked for you!
