I have a lead on an affordable house just two blocks from the new Nationals stadium.

I understand this area is under major gentrification, but wanted to get thoughts on how safe it is now for a single young professional.

Thanks in advance!

Depends a lot on where exactly you are talking about living. East of Delaware Avenue, between South Cap and Del Avenue may be in gentrification, but it used to be pretty bad. Check out the DC crime map and compare it to an area you consider 'safe' so you can have an accurate read on how it will be.

Metropolitan Police Department (http://crimemap.dc.gov/presentation/intro.asp - broken link)

7 Homicides in the last two years (but only 2 last year, a drop).

the gentrification efforts havent really paid off yet and the are around nats stadium se and sw is pretty crappy

but its a good are for the money and you might be happy you moved there if the stadium actually does transform the neighborhood in a few years

you should try reading articles in the washingtoncitypaper.com they write alot about that area and the gentrification efforts there in fact the last issue had a cover story about it

there was just something on the news (i believe fox) 2 nights ago about how bad the area surrounding the stadium is and how they are concerned about people's safety that attend the games. They had one guy who lives near say there are drive-by shootings on a regular. You may want to try to find the news story about it.

The Nats stadium will do for that area what the Verizon Center did for Chinatown. It's a matter of time. Check out all the development that is planned and taking place.

young and single, you may feel a little unsafe at times, but nothing major. just an occasional idiot running through the street sometimes.
