My husband and I are relocating from Omaha, NE to the Washington, DC area. We are an AA couple in our early 40s. I will be working near Bladensburg Rd and New York Ave, NE. I will be driving to work and want to live in an area that I can commute to work within 30 minutes (even during rush hour). My husband works from home so a quiet neighborhood is preferred. We are looking to rent an apartment or house (2 bed preferred). I am originally from the DC area, but it's been almost 10 years since I've lived here, so still getting a feel for how much we should expect to spend on rent now. Any recommendations on neighborhoods or specific apartment buildings welcome.

1. Do I need to be by a metro rail? Would I be okay if I were on a bus line?
Not required. We are a two-car household.

2. How long of a commute to work am I willing to have? Would I be okay driving? Taking the commuter rail? (where will I be working?)
Required to drive for my job. Commute of 30 minutes of less. Job located in northeast DC (near Bladensburg & New York Ave)

3. Would I be willing to live with a roommate or multiple roommates?
No

4. What amenities do I absolutely need in an apartment -- pets? gym? a/c? washer/dryer?
Must be cat-friendly and have washer/dryer in unit. If apartment, prefer to have a gym, but not required. Parking for two vehicles.

5. What is the absolute maximum, with utilities and any fees, I can afford?
$2,500 max (if this is realistic?)

6. What is my definition of safe?
Feel comfortable walking around after dark.

7. How important is nightlife? family community? schools?
Close to grocery store (prefer within 10 minute drive). Nightlife within 20 minute drive.

Do you have a preference for Washington or Maryland? The area of Bladensburg and New York Avenues NE is a high traffic area all times of the day but especially at rush hour. New York Ave. and Bladensburg Rd are bringing Marylanders into the city. The area is not near a Metrorail station that you could ride to the area. If you're budget is max $2500 in a safe neighborhood and you want a 30 minute max commute by car you would be limited to a one-bedroom apartment. If you want 2 bedrooms in a safe neighborhood for $2500 you would likely have to accept a longer commute. Here is a link to area apartments in zip 20018 around Bladensburg Rd. and New York Ave., so you can get an idea of what is available in your maximum price range.

There are apartments and homes in the Ft. Lincoln/Dakota Crossing area of DC. There is recent construction there but you may not find the price you want. I do think 2 bedrooms would be a real stretch. Anyway, check out the possibilities. You can use the map on apartments.com to fan out from Bladensburg Rd. and New York Ave. to see what the possibilities are in MD and DC. Plus this will give you a good idea of what prices you will encounter. Everything real estate is expensive in DC and its immediate suburbs in nice/safe neighborhoods. And to be honest, there has been an increase in crime in DC and the Maryland suburbs, in neighborhoods that have been deemed "safe". Once you zero in on a neighborhood you can check what's up with crime there by going to spotcrime.com to see the reported incidents.

So this is a start to orient you to the market.

I would suggest the Brookland area in Northeast DC and apartments like Brookland Press, The Rowan, Chase at Bryant Street or Coda.

She said walking around after dark comfortably is not anywhere on Bladensburg rd DC. May as well just rent a house on the MD side of Bladensburg rd or new apts in Ft. Lincoln. There's plenty spots in DC for 2500 2bdrm
