Hi

We're looking into buying a newly built home at the Copper Station subdivision in Stanwood, WA (Cedar Home if you're actually reading a map). We've lived off and on in Stanwood for the last 7 years, and we know this is home for us. Decent schools, small town feel, safe, easy access to surroundings etc...
This used to be farmland when I was here last. I went to the builders website, and the developer also has built tracts in Marysville, Lake Stevens, Ferndale, Mount Vernon and Arlington. These are either the names of the home architects or the construction companies working this tract and the only other info I could find regarding the development: Encore Homes, Pageantry Homes, Powell Homes and Burton Homes.
I'm wondering if anyone in the Seattle area has any experience with these developers regarding cost, schedule, quality, etc...
Can't find anything about them on BBB or yelp, and the lots are just being built so there's no door to knock on and ask. We've also weighed the risk of buying new vs. established and come up with that the concepts they are selling suit us better rolling the dice on an older home.

The only builder currently building in Copper Station is Encore Homes (formerly DB Johnson). Pageantry built the first houses in the development. There is still one for sale (I believe on 289th), but they are no longer building up here. My understanding is they are going to build 120+ houses within the next 1-2 years. There are four model homes which are now opened. I went and looked through them the other day and they seemed nice. I hope that helps!

Hmmm... I just pulled this off one of the Copper Station listings.

Something about using of 0-down farm loans for a "Luxury" subdivision sounds like trouble. I mean, if you can really afford to buy, maintain and heat a $400K 4000 sq ft house in a rural area, you can probably afford a down payment, you'd think.

You'd be correct. It's only USDA approved because it is rural, previously farmland and the builder is using this as a draw. I don't see many buyers qualifying for zero down on a 300K house with income under 86K/yr.
