Few real estate speculators understand that we are estimated now at a 75% chance at recession next year. If you are expecting boom-times again you should understand a couple things.

1) Economy is most likely going sour next year.

2) Washington Mortgage Brokers need to be licensed this coming year. Meaning that out of the 26,000 Loan Originators available this year only 3,000 are ready to do a loan next year. There will be some sort of choke on demand for loans till more loan officers pass the license test making the act of getting a mortgage all the harder.

3) Sub-prime programs have mostly been eliminated, expect fewer people to actually qualify to buy a home. This means fewer qualified people chasing more housing stock. Inevitable lowering of pricing is going to adjust in the coming months.

Dunno, my opinion.

I agree with Xenobion for the most part. I think the chance of seeing increases in home prices is going to be relatively non-existent for a few years. I'd expect a 5-10% discount in home prices over the next year, but not a major drop due to the number of people retiring in Washington (who have assets).

I get that gut feeling 2008 will be disappointing for a lot of people, but hopefully that will be the worst of it.

I'm not in a hurry. I want more room (currently place is 688 sq ft)I am also considering moving back to Phoenix. I will make decision once I have an offer.

Charles your place is very nice but the first thing I noticed was the extremely small living room with not only your couch and chair arranged odd but you also have your office area in there too. This sort of tells me your place is small. But overall its quite nice with stainless steel appliances and granite countertops. I don't live too far from you. I love the area. There's also new construction going up around you and there's quite a few condos on the market near you. Its too bad you're selling so soon. They just built those.
Tell your agent he/she could have taken better pictures too.

Did you actualy view my place or see it online? I actually told my realtor I thought the listing price was too high. I would be happy to stay in the same area but I need more room.

I actually saw it online. That's one thing about the newer condos and townhomes in Seattle; square footage is small with extremely small living rooms.

Are you in Seattle? Yes the size to price ratio for condos in Seattle is frustrating.

OOOOHHHH OOOOOHHHHH I want to see too. Charles---How do I find your place to see it online?
I'm procrastinating about all the projects that need to get done around my house, so I'd love a distraction. = ) We're not thinking about selling super soon, but the way my husband's job is...if a position becomes open in WA (no idea when that would happen) it would likely be an instant whirlwind to sell our house and move (and the market is yucky here)....so the more we do now the less has to be done later. plus we get to live in a nicer house in the meantime.
