Greetings,

I'm moving to Washington to find some land/house for a small hobby farm & rent out the extra bedrooms. I've seen some decent looking houses with acreage in Toledo & Castle Rock.

What's the current economic situation in these two areas?

What are the main pros/cons of each?

I'm concerned about being in a town that has a negative economy with few residents as I need a healthy tenant pool. I'm self-employed so not looking for a job, but the area has to have potential & a livable community.

There's a reason for the availability of affordable homes on acreage, when the population of a town is under 2,000 or under 1,000 there are no jobs. In both of these cases, it's a bit of a commute to cities where there are jobs, but you might be lucky enough to find tenants. There are much better choices for you, though they will cost you more. Moses Lake, for example, is still very affordable, and has a negative past reputation, but more business/industry is starting to go there due to the low land cost and availability of cheap electricity.

I LOVE Castle Rock, its beautiful with a nice sense of community---but....schools are worst in the area, if you have kids, don't go to CR. I live in nearby town of Kelso. I love our little county, yes, there are issues but overall I love it. We moved here 20yr ago after living in Seattle (hubby grew up in Seattle).

I grew up in Moses Lake, still have family all over that area...it is NOT where I would recommend. At least with Castle Rock there is so much more to offer. Longview is equivellent of Wenatchee (in refernce to Moses Lake), but other than Spokane & some fantastic beauty there is nothing in Moses Lake. Here in Castle Rock you are 90min from the ocean, 90min from mountains, amazing hikes all over the place, 45min to Portland (tax free shopping), 2hr to Seattle. Everything is a fun day trip or even just a quick drive somewhere.

Moses Lake is 2hr to Spokane, 90min to Tri Cities or Wenatchee. But really, none have much to offer.

Thanks for the input everyone. From what I heard so far about Castle Rock, it's not great. I hear it's a heavy senior population with no jobs & not much to do. I need to make sure I can find decent tenants.

What about Kelso?

Can anyone tell me about the horse community in Castle Rock? Just wondering...any good trails to ride? Horse property with access to open land, trails, etc. I know there are a lot of hiking trails but are horses allowed?
Thanks for any info. I am a displaced PNW native so I know about the climate

Kelso is better option for tenant pool.

Consider Kalama or nearby Carrolls
allows employment options - Kelso to Woodland.

Castle Rock is pretty limited in employment and commute options.
