Considering buying a house in Western Washington. Currently has tenants. I was wondering if I would have to wait until there lease is up or if I would be able to give them a thirty day notice. From my understanding leases carry over to me correct? Unless stated in the sale that the house will be vacant when I move in. Is there any way to get the tenant out early as it would be where I want to move into and not a just lease out. Thanks in advance, the more information the better! -Matt

The leases survives and supercedes the sale, so you would either have to buy the tenants out or wait for their lease to end.

Even if when I buy the house the contract states the home shall be vacant? May not be the case but just trying to figure this out. Are there NO loopholes? I could be a dick and find something to evict them with but I would rather not. Worst case a month warning. Thanks for your time.

I dont think your going to find any definitive answers here on a public forum about this subject. Your probably better off researching this for yourself elsewhere and/or seeking professional legal advice. This is a very touchy subject in the fact that tenants do have rights and you can find yourself up s*** creek really fast if you encroach on their rights. Think of it backwards, I mean think of yourself as the tenant and act like you have to protect yourself....
