If you are watching web based RE sites, you are viewing history. Especially if using secondary sites (even rmls). Zillow and realtor.com and the like are way late. ( often several months late)

Many sales / offers are completed before the web sites get the preliminary info posted.

When you get serious about buying, you need to have access BEFORE they are posted on the hotsheet (daily updates).

Gotta get out and dig, definately be on the daily hotsheet email list, just in case a buyer's agent is sleeping in. That will give you a better chance of responding.

I'm not a big fan of the Kelso/Longview area. The only thing I like about it is that it offers more places to go shopping than Woodland. Otherwise, I try to avoid Kelso/Longview as much as possible.

Kelso is an old timber town that has suffered hard times with losses in timber jobs, due to environmental politics, export politics, and a volcano that took out 25 years worth of marketable timber and most of the historical jobs in the area.

Hopefully there will be a booming new normal for the area. - and Weyerhauser's investment in volcano replacement trees will be coming of harvest age in the next 10 years or so.

Not sure about Kelso, but it is right next to Longview which is known for its heroin epidemic and crime problems. There are needles littered everywhere. A little girl got pricked by a dirty needle at a public playground not too long ago. Also a lot of the poor are being pushed out of Clark County and into Cowlitz County as the prices down here rise, and that is putting pressure on prices up that way, though it's still pretty affordable. But there is good reason it is cheaper than here and one reason is that the economy is horrible. Seems like a pretty depressing place to live if you ask me, but I'm sure there are some nice parts too.
