Looking to buy a condo or townhome anywhere from Olympia to Tacoma to Federal Way (daughter is in Tacoma). Just need to be relatively close.

Budget is 150k cash, tops. Never have rented or owed anyone anything (loan). Don't wanna start now. I realize this budget is low for this market but it is doable just haven't acted fast enough as everything is moving so quick.

Also, would very much like to close by late May.

Advice? Insight? Etc...

I've been searching for a few weeks now, and missed a beautiful townhome in Lacey @$149k bc I waited to long to act as I was going back and forth bc it was at the very top of my budget. Live and learn.

I don't need anything special, just something nice, in a decent area, that I can hopefully build some equity in despite buying while the market is so high. I realize the market could go down a few years from now as well but I still think I'm better off purchasing, rather than renting.

If you find anything else for $149 jump on it. That's very rare anywhere in the Puget Sound area. If you can be a bit farther out, you might get a house for that in Chehalis/Centralia.

You should have no problem finding a nice townhomes in Olympia. Lacey, Tumwater for under $150K. The question is how high the monthly HOA dues can be. Some are around $200 and some are over $400.

I just put a townhome-style condo under contract for my buyer clients in Olympia's west side for $111K.

I've seen things pop up in and around Olympia for the price but there is literally no inventory down that way right now.

How's Midland, more specifically Golden Given rd area? Found a nice little condo for around 95k, it's right by my daughter's daycare and with a little invested it could be really nice little place I think. The view from the property overlooks a turd of a house but there is a lot to like for the price. Is the area decent? Thinking resell here in a cpl years...
