What are these places like aside from being near water and cool summers? They seem green and good for farming?

There is a lot of forest there.

I have friends who go to Raymond to hunt Elk

The area between Raymond and Menlo on Hwy 6 is farmland.

The area gets a lot of rain; that would explain why it's green. Maybe too much rain for some crops? Do your research, before you invest.

Raymond?South Bend is good for farming oysters.

Otherwise, it is pretty much like the rest of Western Washington in terms of climate, although a bit cooler, and perhaps even more rain. Summers are dry.

Occasionally they get bad wind storms becaue the Willapa River forms a natural break in the Coast Range, much like the Columbia River Gorge.

South Bend is the county seat of Pacific County. There is an okay little hospital there. A good chunk of land is set aside as protected estuary. Raymond has its own local thatre company, which is cool. They also have a nice public swimming pool and a good public library.

Some thoughts about that area: Good enough for farming as long as you factor in the expense of getting your crop to the market. The soils aren't always the greatest but they're not bad either. Some flooding in the winter and forest fires in the summer too. Somewhat pretty area because of all the trees, but gets logged now and then. A bit off the beaten track.

I spent a couple of days in Raymond-South Bend and can say this.. I like its river view as much as any in Washington.. They are both small and out of the way.. Each place has a supermarket.. South Bend has a fantastic looking courthouse. There is traffic though as there are few main strees- maybe just one.

Well, RE seems affordable, including acreage, depending on where you buy. One of our members in BC said that soil studies have been done in the coastal areas there, and the word is, that the soils are very rich, in large part due to the salmon runs. Over the eons, animals have carried salmon remains all over the area, that have become a rich fertilizer. If that's true, I would think it would be true of the Willapa Bay and River area, as well. It should be true for much of Western Washington.
