When a listing is removed -does the agent lose rights to the commission after30days or so? I ask because I had a miserable experience with agents for Weyerhauser. I found the property myself--Could hardly get more than a few words answer. I flew up myself to look at it however the agent did not inform me it was removed from the market--(not sold). I'm an attorney and had a RE License in Texas and want to make an offer directly to Weyerhauser which is what they would have netted when I have the cash in hand. Weyerhauser supposedly said it was removed over some "mineral issues" and I could negotiate that too. I like most agents but this one has been no help.. On this property I knew much more about it than she did-even sent her info..

If the listing is cancelled, or expired, the agent has no right to any commission now, but in my experience, it would be a long shot to try to get Weyerhauser to deal directly with you. They aren't likely interested in a slightly better net. They will employ an agent to work their side of the deal, either this one or another... And you should have your own local agent make any offer for you.
