Every location is different.
Find a seasoned mentor, take them to lunch, then start your process. Buy a few 'challenged' properties. Think and act outside the box. This stuff is dead simple. Find your own deals by digging. If you are the type that needs to be 'led' to deals.... Unlikely to be a digger.

There are no secret formulas.

This stuff is dead simple when your experienced. I started my own towing business back in the early 90's and it was dead simple after I had it running about six months. It was a pain to figure out on my own at first. I was the salesman, accountant, mechanic, engineer (built my own hydraulic tilt trailers), marketing etc.. After I retired in 2010 I then built a website teaching others how to start and operate a towing business so they wouldn't have to learn all this stuff on their own. Over 800 people became members. One man and his son who never drove trucks before started a towing business after reading what I had told them and they went on to earning approximately a million a year and owning 10 trucks.

My father and his wife live in an RV in Sublimity, Oregon that is in a mobile home park and he paid 15k for it. I think it is called Sublimity Mobile Village. He loves it there! Not sure if they have an open space or not but places are routinely coming up for sale.

Don't ask me why, because I don't understand it but he likes to move and has moved to MANY different mobile homes in Oregon over the years. I don't think he has ever paid over $20k for a mobile home or RV already set up in a park and the space rents are usually pretty cheap. He goes through a local real estate agent to buy and sell.

We stayed one night in Beaver Washington at Lake Pleasant RV Park. I believe the monthly rates are $350; and includes water, sewer and electric. They also have a manufactured homes Park next door. Space rent is only $250 month. Doesn't include garbage or electric. Close to Forks and the owner was very nice. Clean showers and laundry facility.

I am still looking for an affordable option for property. Can not afford much but still looking and remain optimistic. Thanks to all for your suggestions and advice. What a great site and good people.

Realistic Budget (monthly?... or purchase?)

A friend owned an RV lot in Ocean City for 20+ yrs.

This $19k lot is nearby (Mentions... RV, LID in street, out of planned community, <$200/ yr taxes) There are much cheaper lots too! (and these are the ones listed FS... (if listed For Sale... it is already too late / expensive for me to buy)

I would do a commercial lot in a heartbeat!!!! (lower zoning requirements). Erect a LEGAL metal building with RV hookups (if allowed), rent out the metal building to a contractor or storage unit and live there FREE (with INCOME and PAID expenses + depreciation, write-offs (happily ever after).
Excellent commercial lot in a great location. Property has water, sewer, and power located in the street and ready for easy hookup. Build a business, vacation rental home, duplex, four-plex, eight-plex, or a hotel. Walk to the beaches, restaurants, convention center, shops, bus line, and much, much more. Truly a great investment for anyone considering commercial real estate. Zoned B-1. LID's Paid. Out of Community Club.

Remember when folks couldn't give away lots in Ocean Shores? Things have changed!

RVFullTimer said he's looking for a year-round lot but Ocean Shores has an ordinance against year-round RV living. The limit is 90 days per year: http://www.oceanshoresinfo.com/cityinfo/citycodervs.pdf.

A person could buy four lots and switch around but at today's prices it's not worth it.

This site has some possible leads, though it'll be too "hippie" for most. They have listings of intentional communities from all over the world: https://www.ic.org. You can filter for things like location and whether they're open to new members, etc. Some of the communities are religious, some are vegetarian - many options to choose from. There may even be a cult or two listed. You never know!

They have several listings for Washington state (I think it said 63).

The https://permies.com website might be helpful. The people that hang out here are down-to-earth farmers and farmer wannabes. At the forum you'll find members looking to form some sort of land co-op. KAOS radio station in Olympia has free on-air ads and they covers a pretty big area. Maybe you could come up with an ad explaining what you are looking for. Just a heads up though: KAOS is part of Evergreen State College so you may get a few people trying to get something for nothing. You might want to get a special phone number to use just for the ad.

I wish I had some ideas for property that you could afford on your own, but property here is just so darned expensive anymore. Anyway, good luck and thanks for keeping us posted, RVFullTimer!

If legal... put the RV INSIDE a commercial building... (add a small apartment inside / just so you have the right to say you don't live in the RV.) You can still rent out 1/2 of the building and the lot for parking commercial vehicles.
