From my experience of living in WI and CO, the spring house market would usually heat up in March, and the prime selling season was March -> May. I believe the primary cause was due to the winter weather coming to an end.

Is it the same in western Washington? Thanks.

Selling season around here has been any time, it never cooled off all winter.

Buying season.... I wish I knew. We are still in a hot market with a shortage of available homes.

Snapshot of our market statewide for the last seven days:

Edited to add second screenshot… Customized view of just Kitsap County.

Home buying is not "seasonal" in Kitsap County. Too many factors: it's now primarily Seattle workers looking for lower housing prices, but also Armed Forces transfers (mostly Navy, but other Armed Forces are stationed here, too).

Any push for a particular Armed Forces relocation (e.g. vessels can be in maintenance or retrofit here for a couple of years at PSNS) can change the availability of the housing market.

(FYI, I do not work in the real estate field. I'm just going by my own experience in Kitsap).

In normal times more sales will pop up in late spring as we get close to the school year closing in June. People with kids want to let them finish the year before moving. Currently, as others have said, there is no seasonality to real estate. Very little inventory, many buyers, exorbitant prices with multiple offers over asking, pretty much everywhere in the Puget Sound area and even beyond.

People buy and sell homes all the time, in a Metro area this large there are always people coming and going.

Right, but there could be regular spikes and dips. Like someone mentioned above, people with kids may wait to sell (and therefore buy somewhere else) until the kids are out of school for the summer. I'm sure there's other things that bump the line up or down.
