Eugene is in line with your ideal climate, but I'm not so sure about A+. Aren't you concerned about the diurnal variation in the summer?

I love cool nights in the 50's, mostly because I don't need an A/C to feel comfortable while sleeping. Nothing better than cracking up a window and enjoying a comfy good night sleep. Refreshing mornings make it perfect for a early morning jog, and warm evenings after work would allow me to enjoy the warmth and hit the nearby pond or lake for relaxing.

45-60%. Too hot, and too dry in the dry season.
