Moving from Seattle, before than Southern California. I have never paid $770.00 for a home inspection. Am i being taken or is this normal for South Florida? My last Purchase was a 1901 House in Seattle facing the Puget Sound.

Being more conservative im looking at a 1946 house in Delray Beach right near Swinton and Atlantic Ave its 3bed/2bath with swimming pool, CBS remodeled house with 1300 Sq. ft.

Citizens is the only insurance option in this neighborhood with the proximity to the Atlantic Ocean. they say I need a 4 point inspection for Wind/hurriance coverage.

Inspector says i need to get a wind mitigation/termite/regular inspection/and 4 point...

whats the going rate in this area?

I paid 390 or something like that for a home inspection. I think an extra 100 for wind.

770 seems pretty high.

Are they including an inspection for Chinese Drywall...if so...then it might be a little low...how did you find your inspector...reference/real estate agent/phone book??? There have to be others out there that you can call and ask what they charge...

Are they doing a mold and or Chinese drywall test?
I know for a normal inspection of a house that size my inspector would be around $350-450 with wind mit, termite. and that would include a very well done report with multiple pics etc.
You might want to shop around.

I would call around...sounds high to me. For my past two houses I uses Jones Inspectors I believe, but that was over 9 years ago...

I called a few more companies and found the rate bumped around between 300-450 including the termite and wind mitigation/4 point inspection. I have scheduled with a good inspector for next week. I have bought 4 properties in the last 12 years in Southern California & Seattle and this is the smallest place and first that is on one level and it sounded high,but he went into all the baloney about South Florida blah blah blah.

I did not get the name from my RE agent. I tend to like to find a company that has no ties to the agent I am using to buy.
