WPB is more urban. One interesting thing to look at in these newer, expensive rent plazas is how many businesses have already failed in there. The Publix plaza across the street from DR Village has had DOZENS of businesses washout over the past 10 years especially on the east side near McDonalds. Ice cream shops, fast food places, retail shops and the former Blockbuster spot has been vacant for 2 years+ and that originally was a double spot (BB reduced the store size a few years ago before it closed). Look at your lease, almost all require a personal guarantee so even if your shop fails you are still on the hook for the remainder of the lease!

The other location I thought of looking into is the Village Commons plaza where Publix is in west palm.

The only problem with that is that there's a Panera right there, so you might be competing with them (and Publix)

Bluff's is very seasonal and "mature". I heard they are supposed to get a really good new anchor coming in there that would attract a different crowd, I would wait for that to happen though.

I just found a location on Gardenia street in downtown West Palm Beach a corner location with lots of windows, no build out needs to be done. I think it is in Historic building. Does anyone know if the trolley stops there? I know there is a Starbucks and a French cafe. Anyone have any thoughts on this location? Thanks

Gardenia and Olive? The main drawback if so would be the proximity to the Makeb's Deli, right next door. On the other hand, you may get some spill over from there.

There is a trolley stop at Gardenia and Fern, one block to the north. Not a lot of foot traffic in the area, but you are within walking distance from a number of large condos...

this is something we need. There is almost no originality in north county. everything is fake, contrived shopping plazas filled with chain stores and restaurants and a cheap "tuscan village" facade.

we need independent coffee houses. Please. I hope u succeed. I will support it for sure.

I second the above poster we need more independent coffee shops. I would actually try to locate myself near a DD or somewhere with good foot traffic. It doesn't take much to stand out against what's on offer. Take Brew for example in Ft. Lauderdale.
