Is this area of West Palm Beach still considered "rough" today by those that live there? I am curious about purchasing a property to live in within this development, and I am trying to get more facts before I come to a final decision.

put it this way, the prices in those communities are less expensive that in other areas not that far away. neither is a community I would ever buy a residence in, so unless there is some compelling reason you are choosing from those 2 communities I would stay away. There is an old saying in real estate which holds true today, location, location, location and those communities are not exactly sought after communities to live in.

Stop getting blinded by the low price.....units are selling for 50% of what they sold for new 11+ years ago. Price is low for a reason.......yes it is still rough.

LOL, yes price is low for a reason. Houses are down only 10 to 20% from 11 years ago in better communities, so those communities being down 50% plus tells it all. I am a real estate investor so I am not blinded city guy, it is no longer rough and prices are up 60 to 80 % from bottom since 2011 in the better communities. The cream always rises to the top, location, location, location!!!!!!!!!!!!

I would not touch a property in any of those communities. In bull markets everything rises but better locations rise much faster as evident from what is going on now.

Where would you buy if you wanted to spend 100K or less, maybe live in for 6-12 months, than rent it out. Tiny place, for one person and a baby? I see lots of condos in Briar Bay, Golden Lakes area, any suggestions?

personally I would never buy a place to live in for 6 to 12 months and than rent out. Life changes fast and you may want to go a different direction after 6-12 months #1. I would simply rent a place and then look to purchase. also there is no listings in liberty bay for 100K the prices are higher there. Briar bay there is 4 active listings under 100K.

have you seen these communities? there is obviously a reason these things seller for 90K when other similar communities 5 to 10 miles away would sell for double the price and saw tremendous price appreciation over the pat 3 years and this place has not really moved up with prices when the rest of the market did. My guess is a lot of section 8 within this community

I appreciate your input, however you didn't really answer my question. My question is: Where would you buy if you had $100,000 or less to purchase a condo - no mortgage, cash only in WPB area?

unfortunately for $100,000 I can not suggest anywhere. In the other thread it was indicated about the whole foods indicator, which you and I both agree is spot on. Neither community you mention is in that area of Wellington and far from it not in actual mileage distance but it is 2 separate worlds. a similar condo in Wellington will be a lot more money but worth it.
