I have a condo that I'm looking to rent out but have to wait until Oct 1, 2015 due to 1 yr wait period.
The current tenant is the seller, who I leased back to since she was looking for a new place.
Tenant is moving out end of month.
Should I work with a realtor to list it in April even though it's not available to move into til Oct?
Or should I wait until August or Sept to list?

wait until August or Sept to list, in fact it is difficult to rent a non vacant condo or occupied condo and usually easier to rent only when vacant, unless you have something unique or hard to find like spectacular oceanfront views

The condo will be vacant end of this month, but I cant start a lease until Oct. just wondering when is the optimum time to list. I've seen rentals sit on the market for over 100 days.

same answer, nobody is going to rent a condo that far in advance unless it is a unique seasonal situation ie oceanfront. Oceanfront properties are taken 1 year in advance because they are difficult to get with supply and demand. Most people looking to move into a condo or home look 30-45 days in advance of moving. So if you listed it in April it would sit anyway.
