Does anyone have information on the following 55+ communities ?

Bay view Condo, Delray Beach, Florida 33484 Maintenance fees $ 350.
And
Bel air also in Delray Beach, Fl 33484.Maintenance $ 243.

We are considering different communities in Delray Bch.

the above is the description of a house that we bid on, last week. After we turned over our check for the down payment, we got an inspector out to look the place over. Guess what? The "well cared for" house had a leaking roof, rotted beams, unsupported tiles, loose pavers, and is not up to current Florida wind codes. Now, after we paid for the inspection, other buyers will be told about the problems. That's $400 out of our pocket and a lot of money for a trip down south where we came away, empty-handed. I feel like a fool and am doubly angry that there is no required disclosure of problems before a property is listed. "As-is" doesn't excuse lies, in my book.


Before you get into a contract and turn over the earnest money deposit on a home you've zeroed in on,
have the home inspection first. Especially if the listing states "as is".

A smart seller will have their property inspected before putting it on the market; and have an opportunity to take care of any pre-existing issues. They can either fix things, or disclosethe issues upfront and give an allowance to have the buyer fix them.

Do not trust your home inspection or termite inspection if it contains clauses like "limited access" and "not responsible", etc etc. Also be very careful of "as is" purchases. They seem to be very popular in PB area these days. I will never purchase another "as is" home if I ever have to purchase again. Read on.

We just purchased a concrete block home built in 1947 located in Boynton Beach between Federal and Inland Waterway in one of the older developments. Most of the small older homes were built in the 1940's and 50's and are located on double lots. For the size home you are getting (1400-1600 sf) the property taxes are horrible around $3300 per year

I should have known better having bought three houses previously, but got careless. We purchased a home that had been remodeled by a flipper two years ago. It looked very nice with hardwood floors, granite counters and all new storm windows and doors. The home was sold "as is".

The home inspection and termite inspection were fine. Some indication of "previous" termite damage; but basically everything was A-OK. EXCEPT for one small thing I missed. Both home inspection and termite inspection stated "everything seemed ok, but limited access to attic".

A month after closing on house we found an attic entry that had been boarded up. When we finally got into the attic several of the roof rafters had been doubled up and one rafter right behind the attic entry was completely termite eaten, a 10' 2x6 rafter, eaten from end to end. We are getting another inspection and think the damage is all old, but it is going to cost hundreds of dollars to get this and possibly other rafters repaired. lesson learned.

it is rare you will find a home anywhere in the world not "as is" except brand new construction. Home inspectors are usually a waste of money also, all it takes to be a home inspector is passing a test and no other qualifications.

You bought a 68 year old house (hint it isn't going to be new, perfect), you admit it was "fluffed up" by a flipper and "hundreds of dollars" is nothing on an old house.....

Also note the taxes are based on the values of the land/dwelling not the size. So a 1000 sq ft condo on the beach will have a higher tax bill than a 2000 sq ft house in Belle Glade!

Does anyone have opinions about Bridge View Condos in DelRay Beach? Their monthly fee seems high, $355. What about the location? Safe, quiet ? thx
