Hello,

We are currently looking at homes in Wellington, FL for around $240 k and under. We are a young family with two small children. Looking for any advice, insight, input on areas that are safer and areas to avoid. We have been looking at some homes on Waterway Cove which is zoned for Elbridge Elementary School...

Pretty much all of Wellington, Fl is safe. It's all one big pre-planned middle/upper-class development for the most part, save for some rural equestrian spots and mansions.

Waterway Cove is not the best part of wellington, it is extremely close to multi family section 8 dwellings. I would personally avoid that area , there are only 2 homes for sale in waterway cove, one for 260 and one is 250. you will not find a home in wellington for 240 or under that is not in a fringe area and even then you will have a hard time. 240K is a super low budget and anything for 240 or under which will be very hard to find will be small, not a great location and in need or work. decent starter homes in Wellington you will need to go to 280K to 300K range and that is minimum

We are in Binks Forest and absolutely love it. It is very safe, family oriented, and the elementary school is awesome!

not finding a home in binks for 240K and binks is less expensive than a lot of other parts of wellington because of its location being the farthest west and north making it a farther commute going east
