Looking at homes in these developments in Lake Worth. Not concerned about schools at this time, more concerned with safety & crime. Any feedback would be greatly appreciated! Thank you

Smith Farms is nice but it is getting old, I would look at the newer neighborhood across from Lake Charleston (East side of Jog Rd).

Osprey oaks I think city is referring to.
Fountains is a golf/equity membership community.
Smith farms is nice though.
Have a friend in woods walk and they seem to like it.

I've been showing homes for the last month in Smith Farms, Lakeview estates, Lake Charleston...All are nice...Low HOA but starting to look tired. Many new constructions on Hyploluxo in Boynton are very nice.

Thank you for all of the helpful replies. We are going to see a home in Smith Farms tomorrow. It was built in 2000, which I guess is older by FL standards

yes and the hurricane codes changed in 2004ish so it will be more expensive to insure compared to newer homes.

Went to Smith Farms today. Wow - what a gorgeous development! The house we saw was incredible and we loved it. The only problem is that the area seems so far away from everything - not a lot of stores/shopping or playgrounds nearby (unless I'm missing something). More bang for your buck vs where we are in Wellington, though. Tough decision

Hi, I live in Smith Farms. I think it's pretty central and within 5 miles, a few publix, Target (Wellington South) TJ Maxx Home Depot etc, I am at the Wellington Mall in 15 - 20 minutes. Trader Joes and Whole Foods on 441 in less than 15. I can be at the beach in 20 or so.

We live right across the street from the Wellington mall & I think it has spoiled us a little. We have dozens of stores and restaurants <5 mins from our house. I did see the Publix close-by and you're right about 441 & the mall being 15-20 mins away.

I was very impressed by the beauty of Smith Farms - the landscape, architecture - just gorgeous. And the house we saw had beautiful high ceilings, lots of natural light, spacious rooms, huge kitchen - I really loved it. I did not find that it looked tired, old or dated in the least. And it is definitely closer to the beach than Wellington (and less money for more house). Thanks for your input!
