We are looking to escape the New York Winters and High Taxes and go to an Area like either Coral Springs, Parkland, Boca or Jupiter. An area with Great Rated Schools due to having Young Children. Also not to expensive homes, preferably under Six Hundred Thousand and Low HOA. With close access to Parks and the Beach, Shopping. Any information regarding an area we should Poss concentrate our search on will be a huge help.

All good areas in there own ways. Will you be commuting to work? Do you prefer a busier area with more to do or more of a relaxed suburban lifestyle?

I will be retiring from my work hea and eventually getting some sort of employment. Our main issue is Schools and an area not to busy but also not we’re they roll up the sidewalks at 8PM.

The small town of Tequesta would be my recommendation. It's close to parks, the beach and is very well-established (built out many years ago) yet quieter...but still near plenty to do where the sidewalks don't roll up early. Bear in mind many of the locations you're considering while not that far inland (Parkland, Coral Springs, etc) with traffic and lights takes anywhere from 30-45 minutes to reach the beach. The local elementary school in Tequesta is within the top 5% in the state and the corresponding middle school is within the top 20%.

I think Abacoa in Jupiter would be a great fit for what you're looking for. You'll be able to get great bang for your buck in Wellington, I would add that to your list too.

Tequesta surely rolls up the sidewalks at dusk......then the cops are out in force (think Barney Fife X a dozen officers patrolling a couple of miles of road). Tequesta is perfect if you are 75

Ok, I'll play along.

25% of the residential base is families with kids.
70% are under age 60.

So using your numbers, 75% of the residential base is not families with kids and 30% are over age 61.

Lets just work the numbers by neighborhood:

Turtle Creek- not only do they have condos that are HOPA (housing for older people) but a majority of the residents are retirees. Little Club behind it is 100% HOPA both in the single family homes and the condos. The Riverbend might not be an actual HOPA but the forced golf membership will surely prevent families from buying in there. Shift over the the beach side and you have several condos that are HOPA only and the price point for the rest keeps the families out of those other buildings.

There are kids in Teq CC, that newer development Riverside Oaks but I wouldn't expect two school buses worth in either place.

Thanks for all the help, been hearing good things about Boca Raton, Parkland and Coral Springs. Just do not want High HOA and Taxes. Plus need A Rated Schools and would like to stay under $600,000 for a home.
