We're looking into moving to the Boca area (2 school aged children). In my housing research, however, everything I find has: mandatory golf/"social club" memberships and/or very high (500+/month) HOA fees. Are there any family friendly communities (nice area, good schools) in Boca Raton (or bordering areas with same quality schools) that don't have these requirements? We're not interested in any golf memberships. I realize that HOA fees are a necessary evil in Florida, but some of them are a bit excessive in my opinion. Our housing budget is around $450k.

You are getting blinded by the low prices! Example 4/3 pool home in Boca for 275K.....oooh look at this, then you read the fine print about mandatory club membership (club fees 60-70K then 20K a year in dues).

Another caveat, the "gated communities" tend to have significantly higher HOA fees. So if you want to save money, bypass the gated communities with the $10 an hour "guard" sleeping in the window.

Loggers run, Boca/Camino Del Mar, Pheasant Walk, Timbercreek/Strathmore would all likely fit your budget and none have mandatory club memberships.

I am also looking and finding it hard to locate a place without the mandatory country club and the 55 and over communities.

After extensive daily searches, I found that Boca Pointe is really nice and it is NOT mandatory to join the country club.

City Guy997S - thanks for posting those suggestions. I'm going to check that out too.
