Who can afford these? That's insane. You have to be a REALLY high net worth individual. I suspect a lot of folks joined when those first year fees were nowhere near these levels.

I disagree with the blanket statement. The vast majority of northeast LWB is about average, and it becomes above average as you go north and east, blocks before the canal or Intercoastal. This isn't Lake Worth of yesteryear and the area / values have been improving like most other areas of PB County. You can find a decent house in a decent area for $500k. I ride my bike and run through this area and it's a pretty good spot if you don't care about school districts as the OP mentioned. It's 500k in a tough market.

Yes that and the club keeps trying to "one up" the other clubs, offering bigger clubhouses/more amenities/etc.

Boca West is also a very "mixed" income level club, cheaper condos up to 9.5mm houses. You can't have someone in a 9.5mm house voting for upgrades with the guy in the 50K condo trying to keep up with the payments!

They also have 4-5 golf courses, that requires a substantial amount of players to keep full. As the residents age, they don't play as much golf anymore. The older clubs sometimes vote to sell off the land for 1-2 courses and then redevelop it as condos/townhouses bringing revenue into the club and a couple hundred new members too. WIN WIN except if the remaining courses get too crowded.


Boca West, Boca Greens, Boca Woods, Stonebridge, Boca Grove all have forced memberships and it has tanked the resale of the properties.

Higher end clubs like St Andrews and Woodfield don't seem to have any issues (more expensive real estate so the club fees don't kill the homeowners).

Eventually they will all be lower priced properties ! Nice looking condos are in boynton delray for 65k. Hoa monthly near $1500 a month.

Pre-Covid the Boca West condos were listed on realtor.com for $100.00.

People are pearl clutching about a very FEW communities in a very few areas.

MOST HOAS in Florida are not THAT type of community. Hell, many don't even HAVE a clubhouse, POOL or anything else.

You buy your condo for whatever ...50K...100 K .....1 Million

And you pay your FEES from a small amount quarterly to a few hundred or a thousand a month.

...which VARY depending on the bylaws - some include cable, some are only common area maint, or some are even LAWN MOWING and that's it.

Not common? Have you been to Palm beach county?

Boca West is a large community about 3400 homes and about half the residents are part time residents. Wood field and St Andrews are smaller communities. I just read Woodfield has 1300 homes and St Andrews has 730 and most are full time residents
While Boca West had some homes prior to Covid they were basically giving away overall compared to how many homes there are it doesn’t seem there hurting to keep occupied. Even with the major HOA and dues that were increased. I rented in Boca West and in the summers it’s very quiet. A lot of people just owned for a winter place. The condos are not expensive and it allows them to have golf and country club access where as Woodfield the cost of a home for just the winter for many would be too expensive
