We are looking to move East Boca or Broward. We like LHP and Hillsboro. Anyone seen new construction around Mizner Park or Library Commons? We are just looking - will wait to buy due to crazy market now.

I know of two new construction projects in the area.

One is called, in fact, Library Commons, a planned community, the buy price includes a membership in a nearby hotel/recreation club. The monthly fees are around $300, if that's your sort of thing.

Another is an area that covers less than a full city block. It appears the developers bought a bunch of old classical Florida-style houses from the 1960s, tore them down, and built these new luxury houses, still surrounded by these old Florida houses and the families that live in them. I can't remember the name of it, but the only way that this project can be successful is if the developers can manage to buy all the surrounding houses in this square block. For the moment, though, it is an unsightly hodgepodge, though they have sold several units.

Anyway, I believe in both cases that asking prices were around $1.2 million a year or so ago, now they've come down to the upper $800s.

You can look them up on realtor.com, 33432 area code.

You are right, the market is very volatile right now, still a lot of overpriced crap, amidst which there may be a few good deals, but, from a strictly economic standpoint, if you can wait another year, then do so, conditions will be even better for buyers.

The one hodgepodge mentioned was on NW 2 Avenue (aka Boca Raton Boulevard) just south of Glades Road. The neighborhood behind there is a family area, yes, older homes but a bunch of decent people there.

Library Commons is just south of there on the east side of the street.

Old Floresta is a beautiful area and those houses are of the Mizner architech. design. They were one million+ and are prob. in the $800,000. range and worth every penny. Area is off Palmetto Park (behind the old art museum), a stone's throw from Dixie then Federal Hwy.

Hello Sharkey514,

You will find beautiful and historic homes in Old Floresta along with a mix of single family homes in the surrounding area up to the $500,000.00 + range. This area zip is 33486 which changes once you go east to 2nd Ave. where it becomes 33432. Library Commons is a short walking distance to downtown Boca Raton & Mizner Park where you will find restaurants, galleries, shopping and an ampitheater. Another beautiful area is Spanish River Land which is off Camino Real just a short distance from the historic Boca Raton Resort. A great transitional neighborhood, without waterfront properties, is Boca Villas which is directly behind Mizner Park. You will find single family homes from the old Florida style to the million dollar mansions we all dream about. I personally like and have done business just north of Mizner Park in areas like Caribbean Keys or Boca Harbour. Most homes are waterfront with some spectacular masterpieces overlooking the Intracoastal. A very well kept area is Lighthouse Point with a few small new construction projects and a great deal of resale that have streets lined with beautiful old trees, palms and well manicured lawns.
