I live in Wellington. The gated communities are "safe". You hear stories about the low home prices, and cheap rental rates- but this doesn't make the communities "unsafe". What it does is many people (foreclosured homes, etc.) don't care as much care of their lawns or exterior of the homes, etc. so it brings the neighborhoods down.

However, these are for the inexpensive homes in those communties. Each development subdivides its models into different sections... you can spend $200,000 and be in one... or $400,000 and be in a 4,000 SF in another that is well kept.- because the HOA of that section has mandated community lawn maintenance to keep up.

As far as home prices, the gated communities offer you the best deal. More homes for sale= Lower Prices. More Foreclosures= Better Deals. You can spend $200,000 and be in a 2500 SF home in Olympia or spend the same and be in Sugar Pond....

Wellington has one of the lowest crime rates, so it's not "unsafe" per say... some neighborhoods inside Wellington (Wellington Trace St... etc.) don't look too good and all primmed. The schools are still are A-rated (with the exception of Palm Beach Central HS).

So in the end, not an issue about safety, but looks... what looks better in Wellington are the gated communities, or some others that are not like Greenview ... Aero Club.... Meadow Wood Cove ... etc. - better kept communities.

Who wants to pay the HOA's in these communities. There are nice communites in Wellington such as Meadowland Cove and Binks Forest with low HOA's. Even Sugar Pond has some really nice homes and there are no HOA's and most of the homeowners take pride. These are great family neighborhoods. I just depends on which community you are looking at. I think this is the reason why the homes in gated communities such as Olympia, Black Diamond, Versailles are selling so low now. They can't get rid of them because people either don't have the money or want to spend the money on high HOA's anymore. If you look into these communites where there are a lot of homes that are selling cheap, most of them have outrageous HOA's. They also don't want to be told what they can and cannot do to a home that they own. Also, who wants to live in a community with mostly foreclosures. I know I wouldn't. Who wants a home on either side of them to be a foreclosure and not know who you neighbors are or if you ever will have neighbors. I just bought a home in a great community, excellent schools, non-gated, homes keep their value even in this market and my HOA's are only $575.00 per year. I sold my home where my HOA's were more than double. I just couldn't do it anymore and really didn't want to either. IMHO, I think more and more people are going to start thinking this way and many are already.
