That's exactly what I'm afraid of. Personally, I am going to try to keep away from places that have these fees, just for that reason. They seem to be the perfect way to lose the appeal of an otherwise low tax piece of property.

If there is a golf course in the community, the HOA can be even higher, some are insanely expensive.

You can be guaranteed the fees will go up, that's just the way it is.
$35-$100? Thanks THX (loved that movie, btw). It's good to know that some of them are still what I would consider "Reasonable". I guess I prefer "Reasonable" to "Very Low" Glad that I also hate golf Anyway, it's good to know there is some flexibility here.

There are nice communities without HOA's as well. As mentioned just depends on what you are looking for.
Villagewalk is in the 300's every month but they take care of your landscaping, have a manned gate, a gas station, restaurant, pool, etc
Sugar Pond Manor for example has no HOA and no dues every month.

Aye, a HUGE difference! Personally, I'd rather no gas station, restaurant, nor pool (I think I can find those on my own). Hopefully, when my DW and I decide to make the move, we'll be able to find a place with just the right mix of things, at the right price, or quite possibly none at all.

Thanks for your input.

Villagewalk has not had a working gas station in several years, the pumps are there but they are not functional nor are they used. The restaurant was originally a convenience store which went under and has been multiple restaurants that have all failed, the space sat empty for several months and now another place is in there but I heard from a friend of mine they are struggling to survive. Aside from that Wachovia pulled out a few years ago and all that remains is a nail and hair salon, and a real estate office.

They have exceptionally nice lighted multiple Har-Tru courts in there though, I play there as a guest with one of my friends who is a resident. What amazes me is the amount of people who pay the HOA fees and don't even use the amenities.
