I, too, am skeptical about the HOAs. Would like more clarification though as don't they provide security, landscaping, amenities such as pools and etc? I see neighborhoods without HOAs that I might consider, but there seems to be a lot of messy ones at that. Kwim?

Default Happy in the Isles

My wife and I almost bought a house in Evergrene. The realtor told us that nobody wants to move to Evergrene after they hear about the dues. I saw the clubhouse and the basketball court. I cannot believe that anyone would be stupid enough to pay $500.00 per month for that place. Also, I met the property manager. He is the most arrogant jerk I ever met.

My wife and I are currently renting in Evergrene after relocating this past year. We initially chose the neighborhood because it was gated, natured oriented and a good environment for our child to play.

That being said, we wouldn't buy here for a number of reasons.

1) The construction is really shoddy

a) The windows are cheap.

They paper thin: you can hear the outside perfectly clear, they rattle in moderate wind, and tget feel like they are going to blow out during thunderstorms. They are also prone to major leakage.

b) The second floor doesn't feel sturdy.

When you walk about you can hear the walls flex and creak, especially the window frames. The floor shakes when the garage opens/closes, when there are gusts of wind and when the train passes. And this is for a home quite a way from old dixie hwy. I couldn't imagine being closer to the train track.

c) Cracks and water stains/leakage everywhere.

Anywhere you have a joint between the walls and roof you'll find water stains and cracks developing, both in the entrance hall and the second floor. Also the ceiling in the entrance hall has developed large water stains.

2) High monthly HOA fee

3) Too many people are still trying to unload their houses after paying peak prices.

Evergrene is a popular neighborhood for families, mainly because the children have plenty of other children from the neighborhood to play with, but you do pay $500 months for that ....they have had some mold issues in some homes due to the timing of the build out and the 2004 hurricanes when the walls and roofs were not fully installed.

Middle-class incomes in Florida are down, on average, 7.1% from 2007 through 2010. Remarkably, Evergrene HOA is still charging almost $6,000.00 per year for HOA fees. They don't even have a golf course or tennis courts. They have a pretty good pool, and a monstrous chess board that has never been used. The residents must be retarded. They are being ripped off, and they don't do anything about it.

I suspect their "in house" HOA staff is the culprit. They entrenched themselves with a big budget and are spending every penny to justify the budget. The residents need to fire the in house staff and go with an outside management company. The budget will drop and the owners will have access to a competitive bidding situation vs. the in house overhead that never changes.
