HOA fees in Evergrene (and communities in general) vary based on the type of structure. If you are discussing HOA for the townhouse style condos, the hoa includes Cable; Common Areas; Exterior building insurance, Lawn Care; Maintenance-Exterior; Management Fees; Pool Service; Recreational Facility; Roof Maintenance; Security; Trash Removal. Most of theses are all things that you would be paying for separately so it's not truly an "extra" fee but something bundled and is almost a wash. The facility is great for socializing which many people are looking for. I have a number of friends and homebuyers who bought in there and love it.

Trying hard to imagine a peaceful home in Evergrene if there is All Aboard Florida running through those yards 24/7. At least those on certain streets!

580 a month for the townhouses, the previous 466-475 is for the single family homes (which don't cover maintenance/roof/trash or exterior insurance).

Right? But they sell for over 300k even for for the small home?

Yep - The 2br townhouse/condos are in the low 200's (one is currently listed at 199k) and single family houses start at 259k for a 2/2 or 299 for a 3/2. In the last 2 months, the lowest price sale was a 3br house for 305k.

I have a friend who lives there, has three kids and really likes it. The fees in Evergrene ARE quite high, but that actually keeps the home purchase prices lower than they would be (there is an inverse relationship between HOA/club membership fees and home prices), especially for that location.

Pros: Evergrene is very beautiful. Safe, good location, lots of things to do for kids in the community.

Cons: Again, the fees. Which, if you consider what you get may not be a huge bargain, even with the "resort style" amenities. They are probably $250.00 more per month than they should be. The value of the landscape maintenance is about $100.00/month. I am not sure if it includes cable and such for the SFH. Some people don't like the train but "quiet zones" are in the works for those tracks, so that should alleviate whistle nuisance.

@ $500 a month in dues you could afford to buy 100K more house outside of this HOA!

What bothers me the most, HOA fees never go down so while you commit to the $500, in 5 years it could be $600!

Whistle reduction ok but!!!!! the sound of train passing at high spee that close to a home, shakes it and rattles any human inside the house.
