Hi I am looking to rent a larger home in this area with my family.

what is the best source to view single family home rentals in palm beach and broward counties? I already have the mls info, Looking at craigs list daily and viewing the newspaper classifieds online. Not interested in the VRBO or Homeaway furnished rental sites.

Is there any other great sites that owners may list homes themselves in this area.

You can check palmbeachpost.com or a realtor can search for you. It's no charge to you and they get the listings as soon as they come on the market. Many larger homes are listed by a realtor, and if they are priced well they don't last too long on the market so you need someone on top of things.

2nd on the palmbeachpost.com just search by "Rentals", but keep in mind many of these rentals are often already taken.

You can also try realtor.com or by contacting a local realtor, be sure to do your homework on the owner and make sure your not renting a property on the verge of foreclosure and/or in the process of being sold. Many owners have the same units for sale and for rent as you will see when you search.

I like Lang realty.com. You can search by city or neighborhood as well. They have seperate rental search.

Been there! I used a combo of craigslist, realtor.com, pbpost.com, my real estate agent and simply driving through neighborhoods looking for signs from individual owners. It was tough - but comprehensive

checked out the palmbeachpost site. good site. seems to have mostly realtor listings that are duplicate to whats in the mls. whats the best place to check out rentals by the owner? or do most list with a realtor. Here in the NE many just put a add in the paper. Or is the best bet finding these just driving around(which would be a problem in the gated communities).

Ok I have checked all the sites and craigslist. Even on craigslist nearly all the rentals are realtor/brokerage rentals

Where are the rentals by Owner? it seems that every single one is a realtor listing.

A little surprising . Any help thanks

Florida has enough of a rental market to allow realtors to advertise rentals and make a commission. Therefore the majority of landlords use a realtor to gain exposure in the market. The commission is paid by the landlord so a rental agent is no cost to the renters side(other than a small fee some companies charge).

As you've noticed most of what you will see on the net is marketed by a realtor, but this is usually still through a private owner or a group that has a few investment properties.

Bocaexecs, lang, etc are all based from the MLS, if you call on a property you will end up working with a realtor in some way. A good portion of craigslist is spam or re-lists.

You can take the old school approach and drive around or search the paper, or you can simply go to most agencies and ask for someone to help find a rental.
Just like finding a home for sale there is value to having your own agent.
They can compare the asking rent to comparable properties that have rented in the neighborhood to make sure you aren't over paying(tough to do on your own)
They can research and see if the owner is going into foreclosure,(doable on your own, but most people don't think to do it)
They can set up a search that will notify you the day a property comes on the market
If you are new to the area the can provide some insight to the area
they can review and/or help fill in the lease.
If you are searching a popular area chances are a property that is priced well will only be on the market a matter of a couple weeks. By the time you get around to finding it on your own there will probably be someone with a bid on it.

With the amount of short sales/foreclosures on the market FSBO's and rental's by owner are usually not the best deals on the market unlike years in the past.
