Just FYI,

Egret has better schools than Abacoa, lower hoa fees, isn't zero lot line and not all the same builder (identical homes like Abacoa communities).

I agree I think Egret prob has the better schools. The negative is most of the homes are older and your insurance rates are likely to be higher. We almost bought in there but decided against it as our rates were going to be much higher for any house built before 2002.

I've complained about the violations #2 (obstructions to common areas) and garage doors being open all day until as late as 11pm! Nothing is being done. There are people who do not pick up their dog's poop! If you're going to have rules, ENFORCE THEM!!!!!!!!!!!!!!!!!!!!!! Whoever is on the enforcement committee, you're not doing a very good job. That will run people right out of here. For the price of the HOA fees, this place (Mallory Creek) should be a paradise.
