Hello all!

I'm brand spanking new here and I've got a question that I'm hoping some of you wonderful forum users will spend a few moments answering for me.

I am coming down to PBG tomorrow and I will have an opportunity to look at some homes in the area for the next few days.

Here are my criteria and price range.

Single family home - one or two stories
3+ Bedroom (or 2 bedroom with a den)
2+ baths
Golf course community or directly across from a public course

Up to 450K

We will be using this as a second home and possible retirement home in 10+ years. I am aware of HOA's and fees.

We do not have children to send to school, however I am aware that a great school district is a great selling point.

Questions:

Which is considered a better area for that price -- Jupiter or PBG?
Why?
(Any other areas?)


What are the negatives to living farther west in one of the newer communities? (We prefer to be closer in near the action though)

Do you think anything will be built in between that area?

Ibis, Ballenisles are out because of the cost to join the club. (We wouldn't be utilizing it enough to make it worth our while.)

I have seen several homes in PGA within our price range, however many are very dated.
Considering location, location, location -- Is that a good location?

I've read about some of the "borders" of PBG -- what about those areas make them iffy? Any bad areas of Jupiter?

I suppose that is enough to ask at this time. I certainly would appreciate any responses.

Please be as honest as possible and please include even the negatives about the areas.

Mirasol in Palm Beach Gardens has a non-golf equity section I believe (Mirabella?).

Also, Abacoa in Jupiter has a golf course than is non-mandatory membership in the development. Abacoa is a multi-neighborhood development (like PGA National).

Those two are probably your best bets IMO. Both have excellent schools, Jupiter's may be considered slightly better. Both are probably 10 minutes from "the action" so to speak along PGA Blvd. and Donald Ross Roads. Abacoa is closer to the beach.

Your price range will get you into either community with no problem.

Most of the communities with golf courses in them are going to have fairly high dues. PGA is nice as well but as you mentioned, unless it's been rehabbed most are dated.

I'd recommend Abacoa. jupiter florida public golf! come play our open to the public daily fee golf course just north of palm beach gardens, get better with golf lessons and custom club fitting The homes here are very nice, and you can get a newer home 2000 sqft + in your range. Not all the neighborhoods are directly across the street, but very close.

The location is in very high demand, lots of shopping and restaurants near by and great access to 95 if you want to take a trip for a weekend.

Far removed from the borders of Riv Beach as the concerns you brought up.

Sounds like close to a perfect fit for what you are looking for and right now there are around 15 homes that fit your price range. I'm in the area feel free to DM me if you would like assistance with your search.

I really like both of those communities. I have been to Abacoa (I have a friend that has a home there) and I've been to PGA. Just not to Mirasol.

Why are the PGA homes so expensive?

Is it true that the PGA Village is 45 North of Palm Beach Gardens?

Thank you. I am familar with Abacoa. Thank you for your offer, however I have a friend who is showing me around this time. Perhaps next time. Do I have to sign an exclusive right contract? (I don't know what it's called.)

PGA Village is a development in Port St. Lucie, which yes, is about 45 minutes north of Palm Beach Gardens.

PGA National is West on PGA Blvd. in Palm Beach Gardens. Mirasol is basically right across from PGA National. Homes are expensive because the area is desired by families.

No, it's always preferred of course, but not necessary.
