Renting in Gables Marbella, which we like, but the rents are hovering around $2500, so we're thinking of buying a house in West Boca.

Our budget is in the 275K-290K range. 2250 Sq. Feet. Preferably 4 Bed, 2 1/2 Bath, 2 level house.

I've looked at houses in Pelican Cay, Boca Winds, Lakes of Boca, Mission Bay over the last few days.

Liked Mission Bay a lot, but HOA's are in the low 300s (per month) as opposed to Boca Winds, which is apprx. $125 a month. Not a deal breaker, but we dont need gated communities, just safe ones.

Any thoughts about where the quality people are, where the families with young kids are, the schools, and property values (keeping steady) in these areas.

We've lived here for about a 18 months, so we're getting antsy to get out of our rental.

Derek we live where you live, and love it here and moved from West Boca and werent all that happy In West Boca and the Kids Didn't Like it there either..We are so happy with Omni, I met a lady at Dancing School her Daughter goes to Sandpiper and is happy but her oldest is in Loggers Run and well lets just say she is looking for a way out of that school...so Just do your homework...we have a few neighbors (new) from West Boca 1 from Boca Falls and the other from Saturnia and they love it here....

Swim: Where is 'Omni'? Is that Omni Middle School?

Do you own a home in Central Boca? If so, where?

Derek we are your neighbor..We live in Marbella lol Omni is the middle school and we LOVE it as well as my daughter we were a bit worried but some of her friends attend 2 other middle schools in West Boca and they dont like it....Schools though are very Personal..lol as far as opinions go, but our daughter had some learning issues in Elem school and I have to tell you I dont know what happened here but she is now a B student, I had a meeting with her teachers they are excellent and honestly we cant be happier...in the beginning she was having Anxiety..Omni is on Jog and Yamato...

This Gables I thought is West Boca. That is Central?
Anyhow Mission Bay has areas of non gated and gated. Did you check to see if the HOA varies from community to community in there?

Yes this gables in considered Central we are past the turnpike...They will be re-districting Middle Schools right past where we live, we aren't affected but my daughters friends will be..They will be sent to Boca Middle Which is East Boca so I guess we definitely are not West Boca....As we attend the Schools here in Central Boca and Not West Boca...West Boca has Sanpiper elem, sunrise park elem, Waters Edge Elem, Loggers Run Middle, Eagles Landing Middle, Olympic Heights HS and West Boca HS
