Greeting all...

So yes i am yet another Native New Yorker (staten island) relocating to florida...I will be working in fort lauderdale and am considering Parkland, Boca or Lake Worth (in particular the Journey's End gated community)...My wife is from Massachusettes and we have a 7 month old daugther and we are very particular about having a gated community, safe, and a nice place to raise a growing family...parks, playgrounds,good zoned schools etc...i commute over an hour everyday in NY through traffic, NYPD checkpoint, buses, yellow cabs, etc, so i can do and hour commute by Florida standards without hesitation.

I believe Central Boca is a preference and i have a friend who lives in Journeys End...I do like Parkland and what it offers but am concerned about many vacant houses and the whole Chinese Drywall epidemic.....

anyone who can offer any insight on any of our concern would be greatly appreciated....p

We are originally from Brooklyn and lived in Staten Island quite a few years before moving to NJ...My sister resides in Bay Terrace...

We live in
Central Boca and had lived in West Boca and we love it here (Central) we are very happy with the schools..Just remember most of the Gated Communities in central boca are country clubs...I didnt know there was a sub division named Journey's End

Apparently Jourenys end is zoned for very good schools...i wouldnt wanna retire in journeys end..given the name, it sounds so final..lol...i love brooklyn, we are from bath beach originally but we settled in westerleigh in staten island...anyway, it appears central boca is the best of all world...do u have any insight into Parkland???

yes we lived in Westerleigh too actually near Staten Island College....We are zoned for Del Prado best elem in boca in my opinion although our daughter attended Calusa for 4th and 5th it was good but not Great...She goes to Omni and loves it we love it too as parents and couldn't be happier...our son attends Spanish River and we are also very happy with that school as well, we have an awesome new principal this year who is dedicated to making river the best once again...Boca High School is also excellent as we have friends who's kids attend there and our son has some friends as well who love go and love it...
Parkland yes we did look there as well as some other areas it was very nice just not what we were looking for..We really like this location the restaurants and the shops and the feel of it compared to parkland, but they too have good schools...

You won't find much response on J.E. on the forums unfortunately. Doesn't seem like anyone lives in that area here. Personally I think it's a great community and you'll see roughly a $50k price difference for a similar house in Boca or Parkland. I've sold a couple homes in there and the buyers loved the community. The only downside people didn't like is it isn't really near a ton of convenience shopping and restaurants. There are a couple strip malls close by but the majority of shopping/restaurants are 10-15 minutes away. (which still isn't a big deal)

As far as Chinese Drywall is concerned most of the communities have been flagged by now and any realtor you use should know what's going on. Considering the fact that it's been 4-5 years+ since the drywall has been installed it should be fairly easy to detect. It has a terrible odor and destroys anything electrical. CD was used to remodel older homes as well, but as I just mentioned by now it should be pretty easy to detect with some minimal observations and a decent inspector.

I am leaning towards focusing on Boca..i like that it is established and has been for quite some time..Ultimately I will keep an open mind...My wife and I are generally low maintenance but the main thing is setting up the family in a place that suits family life and will for the forseeable future...
Skylinet....thank you for ur detailed reponse ..especially on the drywall topic.. i am more worried about CD than gators or brown recluse spiders..lol...

I wouldn't be too worried. Not to say it's not an issue, but if a community is known to have it than a lot of people have their homes tested, especially when they are selling them. The signs are pretty obvious too. It's hard to live in a home that has it.

Nothing in Central Boca should have any Chinese Drywall issues......Central Boca is 20-25 years old now.

Gated 350-400K look into Estancia and Estancia West
