Hi Everyone... I am looking for some input on the Flamingo Park and Grandview Heights areas in WPB? Are these areas decent? I am aware that they are turn around areas, but I am wondering how safe they currently are and exactly where they are located. Also, anyone have a general idea of the prices in these areas? Thanks so much! Rich

Hi, Just replied to your post about the West Coast, thanks. I don't know about the two above communities, but we love WPB. That is were our search started with regards to a move. We still are looking at this area, it seems to have all we have here, but with much better weather and the cost of living is still cheaper than NY. We activily look into subdivisions in the un-incorporated areas of Lake Worth. Have you looked into this area? It is very beautiful and diverse. With the housing market the way it is you could really buy low now. If renting is a thought you could also do well, this may give you and your family a chance to really "feel" the area out and decide where you would really want to call home. The schools here are also rated well, from the research I have done and with the help of board members. Take care and good luck!!

Hi... I considered Lake Worth but heard from many people that it had lots of shady areas... it scared me a bit so I backed off. I definitely appreciate your input and I will look into it more seriously now. Lake Worth is actually good for me location wise as it is close to WPB but is closer to Miami (where my parents reside). I am single, but am looking for an area that I can grow a family into. Plus, I tend to like areas with lots of families as I don't feel so isolated. Does Lake Worth have a downtown? I tend to feel that cities that have downtowns have a nicer quality of life.

Lake Worth has a downtown, they have revitalized it somewhat over the past few years. The crime in the surrounding area though hurts the recovery.

I was just at an event last night in Grandview Heights, at a beautiful bed and breakfast across from Howard Park. The neighborhoods are generally considered good, safe neighborhoods, though they have hit a transitional plateau due to the real estate market. You can have a nice restored Spanish style home next to a house that is less kept. It's also more in line with traditional development, and is not a subdivision, so you may be a couple blocks walk from stores and commercial areas depending on where you live.

I would suggest renting there (or anywhere) for a year to see what it's like, and if it's for you. Besides, prices are still inflated there, and are falling, so you'll soon be able to find a deal. I haven't heard horror stories about crime in the South of Okeechobee neighborhoods.

Default West Palm Beach - Questions about Flamingo Park and Grandview Heights

They are good neighborhoods and real close to City Place which is a newly developed business area. it is also close to I95
I have lived here for 40 years and I can tell the area is good.

If you move to the area you will be welcome.

Flamingo and Grandview are nice neighborhoods. So are the surrounding areas such as El Cid, SoSo, and Old Northwood. Houses are the older style - unique and charming.

When we first moved to WPB, we looked heavily in these areas and stayed for a year in the SoSo (South of Southern Blvd) area. Was very nice - but we found it difficult to meet young families, like ourselves. My single friends have no problems living there as it's close to CityPlace and downtown.

All in all, really great neighborhoods with a lot of character.

Currently we live in the downtown area of Lake Worth - all the way east. We love it here and would only move if our electric rates get even crazier than they are now. My opinion is that a lot of the safety concerns are simply rumors that have been perpetuated over time. We have never had any problems or felt unsafe at any time, and I would recommend the area without hesitation.
