West boca goes from 441 yamato down to Judge Wincoff and 441 to just about Boca West...then it becomes Central boca near Jog and St Andrews and near the mall and then past 95 or Federal its considered East Boca..this is what my friends tell me who live here in central boca and one of my very good friend lives in East boca..

I think some parts of Boca tend to get more of the snow birds rather then year round younger families. I am not that familiar with Del Mar area though it seems safe and more average sized homes. Very congested but I am thinking that has to do with so much construction that never seems to end. Are you planning on renting or buying first?

Renting first. So which parts do you feel have more or less snowbirds?

I think anywhere there is a golf community or 55+ there will be snowbirds...I know alot of snowbirds thru my friends who are in Delray, Boca and in Broward....so honestly after living here during the snowbird season I dont think its any better or worse in any sections of boca because the snowbirds are eating all over boca and shopping and driving all over boca...
