I'm looking for some information about the Greystone and Canyon developments in Boynton from people who live in or near them. My husband and I have seen homes in both and are very happy with what we've seen. I know some people who live in Canyon Springs and they rave about the community and the activities that are planned for families through the clubhouse. Every time we find a house in the Canyons for sale it is either a short sale or there are multiple offers and the cash offer ends up winning. We decided to check out Greystone after I did some research and found that it is within the 3 mile radius of the new Somerset Academy and the children there would be able to register early hopefully guaranteeing a spot. We have a 16 month old son so we are looking for a community with a lot of young families and young kids.

Does anyone live in these communities? Any pros and cons you can share would be appreciated.

I live in the Canyons and we have a 4 yr. old and one on the way. We looked at Greystone first, lost a bid on a house to a cash offer but it worked out in the end. From the people I know that bought in Greystone, they are not happy at the falling home prices and the size of the amenities vs. the ones at the Canyons. We bought a short sale and the market price has risen by almost $50k since we bought about 2 years ago. The nanny next door bought at Greystone and has seen the price of her home fall by about $100k. The Canyons were hit hard with the foreclosures but the homes don't last very long on the market. The only ones still listed are the very large homes, usually over $400k. 2 houses that were listed on my block sold in less than 2 weeks, one had 17 offers and was sold over $50k of the listing price.

I'm pretty sure all the Canyon communities have at least a gym and pool, I think Trails is also getting an arcade and indoor track. We also have a walking/bike trail that leads to the Canyon Town Center where there's a Publix, Panera, Wallgreens, park, amphitheater, post office, banks, and a whole bunch of shops & restaurants. A new emergency care place also opened not too long ago. Our 4 yr. old goes to TLE at the Canyon Town Center, which caters mostly to Canyon kids and the surrounding areas. TLE is now pretty much full and so are the elementary school, Sunset Palms, and the slots for Somerset Academy are also filling up quickly. All the Canyon communities are full of young families, they were built in this order, Canyon Lakes (which is the "lowest" Canyon and has lots of rentals), Canyon Isles, Canyon Springs and Canyon Trails (still under construction). The nice thing about living in the Canyons is that you can also befriend people in the other Canyons and attend some classes offered at the other communities. For example, my child took a dance class and there were kids from the other Canyons that were also allowed to attend.

The Canyons are really great and has been improving very swiftly. The maintenance company keeps everything pristine as well. There is not a leave on a tree out of place. When I moved to Canyons in 08 there was Publix and the Post office. Now it's totally full. The new hospital has opened, and new Somerset opens in August. So now kids can walk to school or ride bikes from the Canyons and get some exersize. A new church has opened as well.
There is also the new higher end mall about to open at Atlantic and Lyons only about 3 miles away. Take note that the new shopping center opening just 3 miles from the Canyons on Lyons road has the 3D Movie theater and Bowling plus restaurants and shopping so it has become much more convienient then going way east. It just keeps getting better. Unfortunatly I will be selling my home soon only because it is way to large for my needs. If interested in looking at my home my e-mail is blackbently99@yahoo

Thanks and good luck,
Mike

I've done a lot of research on this and the answer is no. Just because you live in a GL community does not guarantee admission. BUT, if you live within a 3 mile radius of the school (Canyon Trails falls into this range) you get the chance to register early. Then the admissions are opened up to all of Palm Beach county if there are still openings. You should call to get more info, the school is called Somerset Academy.
