Hello all -


I currently live in Nassau County New york, and contemplating a move to Florida.

I have family in Orlando but I am not crazy about the area, I lived in new port richey for a while but work at the time was very limited and the commute to tampa was terrible.

I am in a completely different situation now, I will be operating a business in New york flying in about once a month but generally working from home. So I do not care much about commute times.

My main concern is raising my family - I have a 5 year old and we do want to have a nother child - My wife and I are mainly concerned about schools in florida. On paper Jupiter looks like a good choice based on school ratings. BUt I feel like every school I look at in Fl. is "a" rated. I am paying crazy taxes in NY but my kids will be going to some of the best schools in the county.

I am also concerned about crime, how is the crime in jupiter in comparison to Orlando or Tampa?

Lastly - in terms of house cost - I am coming down with a fair amount of equity in my current home and can afford something up to $300k and possibly stretch more - But obviously would be more than happy to spend less

I plan on visiting jupiter in the next few months - im just trying to get some info first to make sure it is worth my while to visit.

I know what you mean about the taxes...I was raised on LI and left because I could not see spending 3K a year on taxes back in 1970...I cannot imagine what it would be now????

My wife and I decided on new construction in Jupiter after looking for over a year and seeing more resales than I care to remember...what we found is almost every house under 400K was a 1800 to 2000 SF house or smaller...that needed updating...was to small...one car garage...or basically just did not fit our needs...

Jupiter encompasses two counties - Palm Beach & Martin Counties - consisting of 3 school systems...parts of Jupiter go to the William Dwyer(?) H.S. which is C rated...another part goes to Jupiter H.S. which is A rated...and then another part to the Martin County H.S. covering that area...so if schools are important you should shop the school system first before looking at homes...but JMO...

You might want to try these two sites for information www.myflorida.com and www.stateofflorida.com both will give you information that you will need if you decide on moving down...

Hi,
We are in similar situation. We are from NJ moving to Jupiter by this summer/fall. My husband just went to Jupiter in the beginning of March and love the neighborhood. It was very family oriented, lots of children in the abacoa area (new community in jupiter). Another family friendly neighborhood is Egret Landing. We are still deciding whether to go to abacoa or egret. His future coworker (who has lived there for 10 years, also from Nassau ) says it is a nice place to raise a family and it is a safe area. If you go to greatschool.org and school digger websites, you can check that jupiter has good pubic schools. Lighthouse elementary (pk-2grades) + Beacon Intermediate School (3-5grades) and Jerry Thomas elementary (K-5grade), those are the three top schools in Jupiter area. There are other three elementary schools in Jupiter but the rate are low. Btw, I read somewhere that Lighthouse elementary has gifted programs if you want that for your kids. For elementary and middle schools, jupiter is good. I am not sure about High schools in the area, I have read that the high school is very big and has about 3000 students (to crowded).

We live in Martin County (Palm City) and have elementary school age children. I cant speak for Stuart or points south in MC, but there are several family neighborhoods in Palm City. It is pretty laid back here and we do have to go into Stuart and Jensen Beach for "Big Box" shopping. Crime is low and so are taxes (for now). The schools here are great. Here is the school district web site www.martinschools.org

Thank you all for the info!

We have alot of home work to do before we make any real plans, Also have to get the wife 100% on board.

Living in Nassau county right now is tough, Taxes are over $13k - and oil bills are close to $800 monthly from novemebr to march..

I am planning a visit this summer - also thinking of looking into sarasota as well!

Well that is something else I want to look into - Im curious what insurance will cost in FL in general. Right now my homeowners insurance in nassau county is only $900 per year. Is insurance typcailly more/less? any additional coverage to worry about - flood? sinkhole? etc?

If you purchase a home built after 2005 it will be significantly less. You will also receive credits for hurricane protection for your windows. We pay around $2000 per year (including wind/sinkholes). Our house was built in 2007. You can ask the current homeowners what they are paying while you are house-hunting. Flood insurance if you want it is usually less than $500 extra a year.

I'd plan on around $200-250 a month to be safe, less if you go with a townhouse.

Jupiter is one of the most expensive areas as far as home values are concerned though. 300k won't get you much if you want a single family home unfortunately. We lived in the area for a couple years and really enjoyed living there, but ended up moving West to the Wellington area because we got much more home for the money. To replicate the 300k home we have here would be 500k easily in Jupiter.

Just to clarify, his oil bill was $800 a month for 4 months ($3200) and I thought that would be about right for his new insurance bill.
