I have been looking in Florida for awhile. I would like to find a large, relatively new, somewhat upscale gated community with some people I can meet around my own age. My dilemma is that I am a 58 -year-old widow, and the over-55 communities seem to have a lot of older people who are in their 70's; mostly couples.

Some other gated communities seem to be mainly young families with kids. I was wondering if anyone familiar with the market and communities in the different areas knows of some places where someone like myself would enjoy living. I would like to be in a safe area not too far from some nice restaurants, shops, etc. with a housing price of about $300K or so; relatively new construction, at least 1600 square feet.

I have seen places on the internet in Boynton Beach and Lake Worth (Bellagio and Villaggio) but am not very familiar with that area. I'm also interested in Delray and the Palm Beach area. I would also consider a nice rental community.

The communities you mentioned would be good options.
Also the newer Tivoli's and Valencias. The newer Valencia's would be in the higher 300's though.

Thanks Skylinet - do any of them stand out as being more desirable to get into than the others for some reason; i.e., more social, better managed, or are they all comparable?

I have never been to Lake Worth, but have heard mixed reviews vs. generally favorable opinions on Delray, for instance.

The western areas of Delray, Boynton, Lantana are all nice areas where the majority of the 55 plus single family homes are located. The communities are generally all the same in terms of type of homes and clubhouse amentities. Bellagio, Villagio and all the Valencia's are nice communities. Tivoli is kind of off by itself by Atlantic and 441 and is completing new construction that halted when the real estate market collapsed in 2006-07. If you are looking for new construction look in the area of Boynton Beach Blvd and Lyons road as new 55's have gone up in the past few years and Valencia I think is starting yet another one. Go into the clubhouses to get a feel for the age group and the activities that they have. You literally have hundreds of choices to pick from including 55 plus condo communities. Good Luck

I'd suggest looking into Palm Beach Gardens and Jupiter.

I've spent some time in PBG. Liked it, but very high-traffic. Of course, if I want proximity to good restaurants, etc. I may have to put up with heavy traffic in season wherever I go in Florida. Maybe a little more west near the Florida turnpike would be quieter but still have good accessibility to things.

There are very few 55 plus communities in the Palm Beach Gardens/Jupiter area, especially single family home communities. The 55 plus communities are real nice out west but all things being equal, I would live in PBG any day over living out west. Not sure where the high traffic areas are in PBG, to me it is relatively quiet compared to most other cities in the county? Even if you feel it is that way, you won't have far to drive as everything from dining, shopping, entertainment, the beach, I-95 and the Turnpike are all nearby.

True! I don't necessarily need an over-55 community, just trying not to be in one where I am outnumbered 10 - 1 by young kids.
