I lived in Boca for 17 years and if was ever to move back to that area it would be East Delray by a mile!

The only caution about Delray is the crime element. Lots of Haitians, first generation is hard working just trying to make a new life, subsequent generations tend to get into trouble making the easy money. Delray west of the tennis center has been a ghetto for years and it hasn't changed much. They just had a triple shooting (one died) on Thursday......I'm sure this will be drug/gang related but this is within walking distance of Atlantic Ave's cute/chic shops and restaurants.

This is going to be the achilles heel of east Delray! I would agree they have a great beach!

There is no place like Manhattan, I also go there often for business and don't find Miami Scene too appealing been there, done that, though I have some clients there. Most of mine are in Palm Beach, Boca and various areas in between. I prefer SF over Miami, food scene and well...IQ level is way higher, just my preference...
