We are looking to purchase a 3500+ sq foot, 4+ bedroom home with a budget no more than $500,000. It seems like every time I find a home, it requires a $50,000-70,000 equity purchase on top of a monthly HOA. It puts us outside of our budget. Can anyone recommend a neighborhood in Boca that is without an equity purchase? I don't mind paying a reasonable HOA.

there's only 2 homes that match that description and 2 homes that are 500-540k that might be negotiated down...
can you only live in Boca?

We don't have to live in Boca but I may need to commute to the Miami area for work, so the travel distance is better. My husband would be traveling to West Palm each day, for work. I need a good middle/high school school that will work with my son's high IQ but low executive functioning. It seemed Boca area schools may be best for that. If you have any other suggestions, I am open. Thanks for any guidance that you may have.

It sounds like you're looking at country clubs with mandatory golf memberships.Have you looked at Boca Isles North and South, The Shores at Boca Raton, Saturnia or Boca Falls? The last two tend to run quite a bit higher than $500,000, but occasionally one comes up in that price range. These all have HOAs, but no mandatory equity payments. These are all in West Boca, west of 441.

your budget of $500,000 is a little low for a 3500 square foot home in a non equity community, at least for a home that won't need some updating etc. You will need to either increase your budget, or lower your requirement on square footage to more like 3000 .

Another option would be look in Wellington. Fits your criteria with schools, commute is better to WPB but farther to Miami. You will find better deals in Wellington but still will have a really hard time getting 3500 sq feet for $500,000. If you choose to look in Wellington you will need to be in east Wellington because of your commute, look ta Isles ta Wellington or Grand Isles

What are your impressions of Boca Isles North and South.... I have seen some lovely homes online there and the HOA is very reasonable... I always worry there is a hidden problem! I am planning house hunting visits to the area and want to use my time well!

Hi I am also moving to boca in July. I have been speaking To people and I have gone there a bunch of times I am working with a great realtor narrowed it down to West Boca mission Bay area and central Boca timber Creek. The school seem to be the best there. I have three children and I love the homes in Boca Isles however I heard Olympic Heights high school is not one of the better schools in Boca.Great schools has it rated as a seven.

I actually live in The Shores off Yamato, but I think both Boca Isles North and South are beautiful and well-kept. I just drove through there last week (there was an estate sale, so I was allowed in). I thought it looked very well maintained. The only detrimental thing I can say about my development as well as both Isles is that they feed into Olympic Heights, and as has been mentioned previously, it's not one of the highest-rated high schools. My children didn't go there - they went to schools in New Jersey, where we still have a house. I don't have any first-hand experience with that school, but while speaking to my neighbors it seems that they either send them to private high schools or get them into the specialized public schools such as Dreyfoos. I don't think anyone has a problem with the lower schools.
