Considering a move to Palm beach with 2 kids ages 9 and 6. Will be working in Juno beach.
So $525,000 max budget.
Within 45 minutes of Juno beach
No HOA
Single family home
Good schools
Low crime
Large lots would be nice but not required

I’m thinking Jupiter Farms. Wife likes Wellington. Dad who lives in area is in Abacoa which is all townhouses so that’s a no go for me and he used to live in Loxahatchee which I think may be pushing the limit on work commute.

Jupiter farms or palm beach country Estates would be good. Abacoa isn't all town homes but does have hoas and very small lots.
Egrets landing in Jupiter has very reasonable hoas.
You'll get more home for your money in Wellington but it will be at least a 25-30 minute commute.

Where we’re at now is a 45-60 minute commute so that’s not a problem. What about the Port St Lucie area?

With your budget looking towards Wellington vs psl will save you travel time and put you in a nice area.
Psl will typically be a little less than anything in pbc but you may find it to be a hike if you ever want to visit coworkers etc

Juno employment likely is FPL/Nextera unless you are a Juno cop!

Forget commuting, the savings on the purchase price will quickly get eaten up in commuting costs. Why waste 10 hours a week+ driving? Places like PSL don't have the benefits of other areas, look at local stores/restaurants/entertainment options.

Want land (1 acre +) look at Palm Beach Country Estates or Jupiter Farms.

Inquire what an HOA covers before you nix them completely. If the HOA is $200 a month and they cut your grass/include cable tv then that is really a wash if you were to pay for those things yourself.

Just getting from the FPL office (where it's currently located) to 95 can easily take 20+ minutes.
I believe they're moving the office closer to 95, but there'll always be a ton of traffic to deal with just due to the size of FPL.
It'd be a nightmare to commute from Wellington... I second Jupiter Farms.

I know a guy that is commuting to PSL from PBG. He scored a nice house (2500 sq ft, 200K) but he signed up for 500+ hours a year commuting! 500 hours annually is 5,000 hours after 10 years! 500 hours a year is like another 12- 40 hour weeks you aren't getting paid for! No thanks

For what he will spend on the car/fuel/wear and tear he probably could have spent 25K more on the house and it would be a wash on the mortgage payment!

We are happy in Wellington and very impressed with the value we got here. We do live in an HOA community, but the fees aren't too bad (approx $300 a month including 24 hr guard gated security, Hotwire tv/internet, gym/pool/clubhouse and community upkeep). Abacoa HOA isn't too high as it doesn't have security and does include lawn, subdivision gym/pool and I believe some kind of tv/internet package for the mid $250's. As you have young children and the proximity to Juno, a single family there would be high on my list.
