I'm curious for people who own a single family home in Delray in the 450k-475k range what you pay for Homeowners insurance? I'm seeing such a spread of numbers that I can't really get a feel for what's accurate.

I think the age of the home has a lot to do with the premiums.

Depends on where the property is located. Realtor.com shows flood risk on scale of 1-10. Also depends on whether the home meets newer building code standards to protect against hurricanes. Newer homes must meet the code.

Right now, homeowner's insurance has really increased. One of the carriers (Universal) has pulled back and is not writing in most counties in Florida.

Important Info:
Age of home
How old is the roof, type of roof and how it is attached
Alarm?
Gated community?
Shutters?
Impact Windows & Doors?

I'm a mortgage broker so I see quotes from all over.

I'll send the name of an agent but there are many good ones out there.
