Delray Beach is the best beach town in South Florida. Live in Boynton.

I would agree. East Atlantic Ave in Delray at night is the best nightlife for my pursuits. When I was younger, I preferred Lincoln Road in Miami Beach, but I have not been there in many years, so I have no idea what its like today.

I've heard Las Olas Blvd is a lively scene & Brickel area too. I liked Coconut Grove in Miami, but 1 block over is dangerous.

I don't speak Spanish, & I'm now 55+, so Delray is now my #1 on that side of the state. When I'm 65+, it may become Vero Beach....time will tell; God willing.

My best friend lives in Boca, and he goes to East Atlantic Ave almost every Friday and Saturday night. He said Mizner is dying because the rents are too darned high for most retailers & restaurants.

Yeah - I just read the latest market report for East Delray Beach and the median list price was over $1m. Rents aren’t cheap either.

That said, it’s no longer full of retirees. Lots of young people and quite a good nightlife downtown.

Delray for sure if you can afford to pay a bit more and live in East Delray and close to the Ave. FTL Las Olas is a pretty young wild crowd from what I saw. And during Spring Break FTL is a nightmare for 6 weeks. Downtown Delray has a lot of fun things to do and a good nightlife sceene with all ages from 20's - 50's+ for the most part, other than a couple of the kiddie clubs.
