Hi all,

Would any of you mind sharing the cost of your home owners insurance (replacement cost around 200k) and your property taxes?

I'm looking in the wellington, RPB, western lake worth area (by the turnpike) and I'm trying to get some ball park figures...

Thanks so much!

We live in West Boynton. Our home owners insurance is $1900/year and our taxes are about the same.

Our home right now would sell for about $200k. (3/2/2)

Where are you moving from? Do you have a job here?

We'll be putting our home up for sale in early 2010...you can buy it if you want to! lol.

Smile Insurance info

I am a mortgage broker so I have lots of examples:

Wellington - Single Family - built 1987 - new roof; alarm; shutters - Insurance $1513 per year. 3 bedroom - purchased for $190K on a short sale but appraised at $245K.

Boca Raton - Single Family - Newer Home - 4 bedroom - new roof - built in 1999 - 2200 SF - Insurance $2100 per year.

Lake Worth - Home built in 1987 - 3 bedroom - Shutters, new roof - purchased for $209K - Insurance was $870 for the year.

To be on the safeside, when budgeting home affordability in Palm Beach County (and Florida in general) ASSUME real estate taxes will be 2% of purchase price. It may very well end up being a bit less than that, after exemptions and such, but at least it will be a PLEASANT surprise.

Paid $264,000 about 1800-1900 sq feet. Built in 2001, with hurricane shutters. Boynton Beach.

Real Estate Taxes Paid $2,347.82 (Yearly)
Home Owners Insurance $1148.00 (Yearly)

So in Milwaukee a home at 180K and 6,000 in property taxes would seem high to people from Florida?

I have to get out of WI tax hell!!!! 6.0 sales tax, plus 7 percent income tax for a married couple filed jointly. $100 to renew licenses, $200 to register a car! I don't smoke but 6-7dollars a pack of cigs. Gas tax at 60cents.

and people in WI say Florida is so much more expensive!!!

In FL, with a $180k assessed home, you'd be looking at about $3500/year in property taxes.

No income tax here, 6.5% sales tax where I live (except on food), $60 renewal/year for car registration.

You probably get more home for the money in WI.... but in terms of tax burden, FL remains a good state.
