In Florida use only the FAR BAR "as is" contract.....it now allows 15 days to inspect and so for any reason you may cancel a deal with no financial penalty......you must receive the HOA docs/community docs within 3 days .....however you may also go directly to the Management company and purchase them for about $25 prior to making any offers.....you are definitely not in any place like you have ever been before.....I have been buying and selling properties in Palm Beach Gardens and Jupiter for the past 10 years....you need to understand Florida a bit before you jump into the market or have a good sit down talk with a local agent.....email if you would like help....sfbarbuto@msn.com

Sorry to hear the luck you've had dealing with realtors. I was recently down in SFL and also was looking for a condo. I contacted one RE lady who showed me some condo's. She couldn't show me any in other areas of SFL since her expertise is in only one area. She told me to contact another RE in another area if I am interested. I did, but the property was in horrid conditions on the outside. I only drove around to see the property first to see what ones I wanted to look at. I did find one good RE lady in another area of SFL who showed me some better property. I just haven't found what I am looking for since they all look the same to me. I'd like to be able to come to SFL a few times plus a year, so I didn't want to invest a whole lot into it. Plus, I have a dog and there isn't a lot of dog friendly living areas there. In general, they are dog friendly than they are here in the Louisville area. Anyways, any suggestions are appreciated.
