I have to get out of NY due to the unreal communist tax increase this year (the state got to greedy on the motivated so now they don't get a crumb from me!), and the new socialist healthcare law isn't going to help anybody financially either. My income is passive (interest) from a business lending company I founded, so moving to FL is a must to avoid state income taxes.

How many other young successful-motivated people live in the area (Boca or Palm Beach)? I'm familiar with both areas from the tourist prospective (could recomend hotels and restaurants), but I don't have a feel in regards to becoming a full time resident, at least for 184 days.

I often hear people say Palm Beach is an older demographic but I've met many young(er) people out at the restaurants/ bars..

It's important to have nightlife, restaurants, and the water nearby. Ideally I'd want to be waterfront or on an intracoastal so I could jet-ski without trailering. I need a yard as well because I have two dogs, and at least a four car garage. Large square footage isn't important, yet. I'd rather not have to spend a ton furnishing a home I won't have more than ten years...

Where would you go?

Palm Beach Gardens, Downtown West Palm (not much for homes with backyards and 4 car garages there though, at least not newer) or East Boca.
I've met a few other successful young pros down here. There's actually some good networks for this demographic.
Plenty of nice intracoastal properties depending on your price point.

When you say "Palm Beach" do you mean Palm Beach Island? Palm Beach is beautiful, of course, but you can get 3x the house for the price elsewhere. Plus, the demographic averages about 60 to dead. I'm 27, professional, and live in a downtown single family neighborhood in West Palm Beach. All of the other young professionals (that are not married or with kids) seem to live in downtown West Palm Beach area as well.

In terms of living in West Palm Beach on the water, there is only ONE home that I know of currently for sale, ON the intracoastal (with dock) in West Palm Beach, with 4 bedrooms, 4 car garage on Flagler Drive in West Palm (WPB's best address) at 2.4 million (pretty nice size yard as well).

I'd pick Palm Beach Hands down over the mouth of the rat! If you don't mind a little further North. On US1 right past Tequesta a town called Hope Sound has some nice houses on the inter-coastal each have docks. Taxes are cheaper then PBC too I'd say $17 verse $25 per $1000 of home value and schools are much better with lower crime rate too. I live in NY but was born and raised in Jupiter. Beautiful Beautiful Beautiful Town I'm hoping to move back home myself. I refuse to turn 30 in Upstate ROT-IN-FESTER... Good Luck to you!

heh, I haven't heard it called the mouth of the rat in awhile.
Maybe Brinked will comment, hes a successful young professional that moved here from NY, seasonally at least.

I can relate to your scree name hah. Like skylinet said, I'm from Brooklyn NY and run a successful internet based business which allows me to live anywhere. I chose to buy property in FL because now is a great time to buy, cost of living is much cheaper than in NY, the weather (obviously), and no state income tax which was a huge factor. Also, health and auto insurance is much cheaper compared to NY (saves me at least $1k a month having it here vs in NYC).

I was like you, I came to these forums looking for advice. I started looking in port st lucie and everyone was recommending boca and palm beach gardens. My wife and I ended up going with palm beach gardens because we really liked the area when we came down to visit. Lots of shopping and dining. We have now lived in palm beach gardens for about half a year now and we really like it.

I used skylinet and it was a very positive experience, he answered all my questions (which were about 3 a day for about 45 days straight). He had a good idea of what I wanted just from talking with me and we found the right property in only a few hours after looking at only a handful of properties when I came down, put in an offer the very same day. If you currently dont have a realtor I would recommend him

Thanks for the advice. I'm going to look at some properties at a country club community in Boca tomorrow.

My money is best invested in my business, but with some of the properties for sale in the heart of Palm Beach, I may go that route. However, they neighbor 30,000+ SF mansions and I don't want to be the little fish, if you know what I mean (and I'm not at the the Peltz, Trump, Perelman levels, yet)..

We are also leaving NYC (Manhattan) due to high taxes, prices and other things. But I'm wondering about health insurance being cheaper f-ny... I'm geting quotes for Fla insurance, and not finding it so cheap. Can you advise or recommend where you got good quotes? THANKS

I would recommend u looking at broken sound cc if your looking anyhow..Woodfield CC is very just listen to some stories and it will blow your mind...and yes I know personally a few people that live there...the Polo Club is very nice but much older than your looking for as far as people go...Check out Royal Palm yaht club there is a boca side and a deerfield beach side although the mailing address is Boca..its also nice...without the equity fees and the other insane fees...
