Hello all, my family and I could use some advice. We are looking to purchase ~300 acres of land, either in the mountains, or with a mountain view, preferably in a small town setting. We would like to retire and just enjoy the peace and quiet. We will have our 3 children with us (ages 9-14), so quality education is a must have. Also, my wife has some medical concerns, so we would need to be close enough to quality medical care. I know that's asking a lot from a small town, but within an hour would be good too. Any and all suggestions are welcomed and appreciated. Thank you in advance.

You could find the small town charm in Elkins. It's a town of about 14,000-ish people. It serves as the hub for the surrounding counites. The mountains are literally to the east and south east. Elevations rise from around 1,980 ft in Elkins to well over 4,500 ft within about a 15 minute drive east on 33. Elkins has decent schools. Midland Elementary school is the best elementary school in the county, there are also some smaller private christian schools you could look into, there is a small 115 bed hospital in Elkins and many physican offices on Gorman Avenue, its called Davis Memorial, there is at least one specialist for every field, but if not Morgantown is only about an hour and 15 minutes away via US 250 to US 119.. Elkins was ranked as one of the 28th best smarts arts towns in America; you can catch some theater, eat and shop in historic downtown, and take a course in pottery at the Randolph County Community Arts Center. There is a YMCA, and the city is redoing the sidewalks so jogging or walking will be ideal to stay in shape. You have four distinct seasons in Elkins with everyones favorite being the fall. The leaves are beautiful, and thats why Elkins is home to the Mountain State Forest Festival, the largest festival in the state, even bigger than the state fair.

Elkins is near many natural attractions, including Snowshow Mountain Resort, Canaan Valley, Seneca Rocks, and Blackwater Falls State Park.

In our area raw land is selling for only $3500 per acre. It is rural and located in Marion County. I can see my neighbors new house going up beside me. He will have over $400.000 in it at completion and he was lucky enough to buy his 7 arce lot 5 yrs ago for the unheard of price of $37,500.
If I wanted to buy 300 acres of West Virginia land, I would hope that it was loaded with uncut timber, had surface coal that could be mined and still had the oil and gas drilling rights. The million dollars or so it would take to purchase would be offset somewhat by the land its self...Some of the internal counties still have these bonuses available with their land parcels...With 300 acres, a private landing strip could be built and the medical facilities could be reached by private plane...the best schooling is home school...good luck
