That's still not lots ..... Nobody is going to be dumb & rent those tiny areas... What would they put in there that they meet the rent? Nothing!
A center with as much visibility and traffic as The Commons should be at 100% occupancy. Several businesses would take those small spots, but for some reason they aren't being sold. I'm thinking high rent or lack of marketing...or both. Small restaurants or offices come to mind. AIG Baker (who originally built The Commons) have tons of retail experience. They wouldn't have built those space if they thought they wouldn't sell. They want $$$. I know this industry.
Also, I find it odd that the Staples space has gone empty as long as it has. Sure, retail is having difficulties right now but I'm amazed someone hasn't expressed interest in such a high visibility location.
I'm afraid Berkeley County is being underestimated commercially. Hence why as far as we can tell, Party City is the only tenant signed on for the re-developed Foxcroft Towne Center space. 60,000 + pass by daily on 81. Something isn't adding up.

It is, but it's taking up the JCPenney space. While it is technically a new tenant, it's not part of newly developed spaces. While I'm very glad JCPenney is getting filled, it's a shame they're tearing down the old mall and building new structures just for them to sit empty.
Noticed there is a row of corporate housing (e.g. short-term business-related apartments) going up next to the Hilton Garden Inn at the Commons. You can't really see the new construction unless you drive into the hotel's parking lot. I also learned there is a restaurant pad located there as well. No construction activity related to the restaurant, yet.

Rumor is Las Trancas is moving to that restaurant pad. No permits have been filed, though.
I'd prefer to see a new-to-the-area chain like Red Robin build there. Great location and it would be convenient for everyone staying at Hilton Garden Inn.
The Martinsburg K-Mart is closing in January 2018 (see link below). This was probably the nicest and cleanest K-Mart I've ever seen. Too bad it couldn't survive the retail slow down. Another major store front will become vacant in Martinsburg.

There's always a chance it will be redeveloped into something better. Prior to the Recession, there were plans for a Home Depot and BJ's Wholesale Club on an adjacent parcel. In fact, BJ's Wholesale Club recently announced that they're redeveloping a former Kmart in Roanoke, VA. I could definitely see that happening in Martinsburg. Winchester has Costco, Hagerstown has Sam's Club, Chambersburg has BJ's, so it would definitely fit in with all of those.
Does Martinsburg have a rural king? Here in Morgantown, Rural King bought the old super Kmart (and the shopping center) with plans of one day building a store where the Kmart used to be.
